The lowest-priced home, a two-bedroom apartment on the ground floor, works out at €8,462 per built square metre. That is roughly double €4,229, the 2026 idealista asking price for Torremolinos, a figure built mostly from older resale flats spread across the town. Much of the difference lies in what this price covers. The home is finished and faces the beach at Los Álamos, and two parking spaces, a storeroom and a private garden come with it, none of which the floor area counts. What is being built
Alborán Bora is 24 homes in landscaped grounds on the seafront at Playa de los Álamos, where Avenida Mar de Alborán meets the promenade. The buildings are angled towards the water, and the developer designed them so that every home looks out to sea. On the ground floor, each home has a private garden with its own way into the shared grounds. A penthouse here has a living room facing three ways, and it opens straight onto the terrace, as both bedrooms do. Around the buildings are a lawn and gardens, an adults’ pool with an overflow edge, a jacuzzi pool and a security booth, with the garage underneath.

What comes with every home.
Heating, hot water and air conditioning
Hot water and heating come from an aerothermal system, which draws heat from the outside air rather than burning gas. The heating runs as warm water through pipes under the floor, with its own temperature control in each room, and the main bathroom has an electric towel rail instead. Air conditioning is ducted through the ceiling to the living room and the bedrooms. A ventilation system changes the air all the time and keeps back the heat of the air it takes out.
Kitchen
Furnished with tall and low units and a compact quartz worktop, and the wall between the worktop and the wall units is finished in the same quartz. The stainless steel sink sits under the worktop. The appliances are built in: extractor hood, induction hob, electric oven, microwave, a 90 cm fridge, dishwasher and washing machine.
Floors, walls and ceilings
Large porcelain tiles throughout with a white lacquered skirting, and an outdoor porcelain on the terraces. A sound-deadening layer runs under every floor, so footsteps do not carry to the home below. Walls and ceilings are painted smooth white, and the bathrooms are part tiled in ceramic. Every room has a lowered ceiling, which hides the air conditioning ducts.
Bathrooms
White fittings, with the basin set into a unit with drawers. The main bathroom has a resin shower tray with a glass screen, and the second bathroom a bath. Taps are chrome single-lever, thermostatic in the shower and the bath so the water holds the temperature you set. Every bathroom has a heated towel rail and a back-lit mirror that does not steam up.
Windows, doors and wardrobes
Grey lacquered aluminium frames with a thermal break, an insulating strip through the frame that stops heat and cold crossing it, and double glazing with an air gap. Motorised aluminium blinds cover the bedrooms and the living room. The front door is reinforced, with a security lock and a spyhole. Internal doors are white with stainless steel handles, and the door into the living room is glazed. Fitted wardrobes are lined, with a top shelf, a hanging rail, drawers and a light.
Walls and insulation
Neighbouring homes are separated by sound-absorbing brick, lined on both sides with insulated plasterboard. The outer wall carries a second insulated lining on the inside, and the walls within each home are a double layer of plasterboard with insulation between them, for quiet and for warmth.
Power, television and entry
Television and data points in the living room, the bedrooms and the kitchen. Each terrace has an outdoor socket, a light and a tap for watering plants. Lights come fitted in the bathrooms, the kitchen, the dressing areas and on the terraces. A video entry phone answers the gate of the grounds.
Garage and lifts
The garage door opens by remote control, and the garage is ventilated through ducts linked to carbon monoxide detectors. Wiring is prepared so an electric car charger can be added at a space later. The lifts reach every floor, the garage included, and meet the accessibility standard for people with reduced mobility.

The building work at Alborán Bora is finished, and a home bought here can be lived in from the day of the deed. After a reservation, 30 per cent of the price plus IVA is paid when the private contract is signed, and the remaining 70 per cent plus IVA at the notary, where the keys are handed over. IVA on a new home is ten per cent.
