Part of Estepona town, on the rise above the marina.

Las Mesas is a residential district on the western side of Estepona town, on the rising ground inland from the marina, around the Camino de las Mesas. It is part of the town rather than a resort. There are state schools at the foot of it, the town’s main health centre on Avenida Juan Carlos I to the east, and the marina, the fishing port and the beaches below.

Two of the developments on this site are here, both under construction: South Sand, with handover estimated for this month, and Maralto, estimated for 2028. Both are gated, with indoor and outdoor pools. Maralto looks over the town to the sea, and most homes at South Sand look out to the sea, the town or the mountains. West of Las Mesas is La Gaspara, where more of the town’s new building is going on.

What I actually know about Las Mesas

  • Two new developments are on file for Las Mesas, both under construction, with starting prices of €580,000 and €773,000 before VAT on the developers’ lists in October 2026.
  • Idealista does not publish a separate line for Las Mesas. Estepona as a municipality averages €4,307/m² in 2026. The cheapest homes in the two developments work out at €5,686 and €7,008 per square metre, on measures that are not quite the same as idealista’s.
  • INE, the national statistics office, counted 50,231 residents in the town of Estepona on 1 January 2025, out of 79,593 in the municipality. Las Mesas is part of the town, not a separate village.
  • La Rada, the town beach, is three minutes by car from South Sand and El Cristo five. The town’s tourist office gives La Rada as 2,630 metres of fine grey sand with lifeguards and the promenade behind it, and El Cristo as a 680-metre cove sheltered from the wind, with the marina and the fishing port 500 metres away.
  • Estepona marina is four minutes by car from South Sand and eight from Maralto, and the old town six. Puerto Banús is 21 minutes and Sotogrande 25. Gibraltar airport is 41 minutes and Málaga airport 63, on South Sand’s measured routes.
  • Two state schools are on Calle Eslovaquia, below the two developments: IES Puerta del Mar, a secondary school for the compulsory years, and El Mar, a nursery. Nuestra Señora del Carmen, an infant and primary school, is on Calle Tres Banderas. IES Monterroso, on Avenida Santo Tomás de Aquino, also teaches the bachillerato, the years before university.
  • The town’s main health centre, on Avenida Juan Carlos I between Las Mesas and the old town, runs the 24-hour urgent care service. Maralto’s developer gives 12 minutes by car to the hospital, and the guide to hospitals on the coast sets out which one does what.
  • Maralto’s developer gives shops and pharmacies as five minutes by car, and the golf at Azata and Valle Romano as twelve.
  • The L-79 bus to Puerto Banús and Marbella starts from Avenida Juan Carlos I, between the district and the old town, roughly every half hour on Avanza’s October 2026 timetable. Coaches for Málaga airport and Algeciras leave from the bus station on Avenida del Litoral, beside the Palacio de Congresos.

Before you commit

Worth knowing about Las Mesas.

01

It is town living, with the town around you.

Las Mesas is part of Estepona, not an estate outside it. That puts the schools, the health centre, the port and the old town within a few minutes, and it brings the traffic and the noise of a working town with them. If you want the town on your doorstep, that is the point. If you want quiet, the golf estates further out are the place to look.

02

Two developments is not much choice.

Only two new developments are on file here, and South Sand had three homes left on its list in October 2026. If the brief is a new home in Las Mesas, the choice may come down to a single building. The resale flats in the surrounding streets widen it, and La Gaspara to the west has more new building.

03

South Sand is due this month.

Handover at South Sand is estimated for October 2026, so its homes are close to finished. You can see the real building before you commit, and the checks before you take the keys are close at hand rather than years away. I plan those checks with you from the start.

04

Up the hill from the beach.

Las Mesas sits on the rise above the marina, which is where Maralto’s view over the town to the sea comes from. It also means the walk back from the beach is uphill, and South Sand gives the beaches as three to five minutes by car. The nearest beaches are the town’s busiest. El Cristo fills up at weekends, and La Rada has the promenade and beach bars that stay open late on summer weekends.

05

The metres are measured differently.

South Sand’s €7,008 is worked out on a smaller measure than the built area idealista uses, so it reads high against the town average. Maralto’s list does not say which measure it uses, and neither figure counts the terraces. I compare the whole price of each home, with the terrace, the parking and the storeroom, before comparing rates.

06

Gated, with the fees that go with it.

Both developments are gated, with an indoor pool, a gym and gardens, and Maralto adds a spa. Those are real benefits on a town site, and they are paid for through the community fee. Ask for the budget for the first year, and read what community fees pay for before you reserve.

The arithmetic

What it costs, and what it costs to hold

The two new developments in Las Mesas start at €580,000 for a two bedroom apartment at Maralto and €773,000 for a three bedroom apartment at South Sand, both before VAT. Maralto has 163 homes in all and South Sand 74. Per square metre, the cheapest homes work out at €5,686 and €7,008 on the developers’ measures, against €4,307 for Estepona as a whole.

A new build pays 10% VAT and 1.2% stamp duty on top of the price, plus notary, registry and your lawyer, so plan for 12 to 14% in all. A resale flat in the streets around pays 7% transfer tax instead, about 10 to 11% with the fees. Then the annual side: IBI to Estepona town hall, rubbish collection and the community fee, which for a gated development with an indoor pool and a gym should be costed from its budget.

Starting prices and €/m² figures are from the developers’ price lists on file in October 2026, cheapest home in each development, before VAT. The Estepona municipal average is idealista’s 2026 figure, as used on the areas page.

In context

What Las Mesas costs, development by development.

Idealista does not split Estepona into districts, so there is no asking-price line for Las Mesas. The developers’ price lists are the next best thing, worked out per square metre on the cheapest home in each development, with the Estepona municipal average underneath for scale. Two lines is a short table, and that is the honest size of the new-build market here.

Development · starting €/m², developers’ lists, October 2026
South SandThree and four bedroom apartments, due in October 2026, on a smaller measure than idealista’s.€7,008
Maralto163 apartments on the rise above the marina, the lowest starting price in the district.€5,686
Estepona (idealista, 2026)The municipal average, resale asking prices, for scale.€4,307

The gap between the two developments and the municipal average is partly age and partly measuring. The town figure is drawn from resale homes of every age, on built area, and the new homes here come with pools, a gym and gated grounds. The resale flats in the streets around are the other side of the comparison, and the one worth making is the whole cost of each, community fees included.

Two questions about new builds in Las Mesas

What does a three-bedroom new build cost in Las Mesas?

Across the 13 three-bedroom homes on the developers’ current lists, the middle size is about 127 m² built and the middle price is €995,000. The cheapest is a three-bedroom apartment of 123 m² at Maralto, €720,000.

When will the new builds in Las Mesas be finished?

The developers give a handover date for all 2 developments here. The first is South Sand, with handover in October 2026, and the last is Maralto, with handover in 2028. These are the developers’ own estimates.

Working for the buyer

Looking for a buyer’s agent in Las Mesas?

That is what I do. I’m Michael from Lunessa Homes — a British buyer’s agent living in Málaga, fluent in Spanish, working on the buyer’s side of the search. One client at a time, and Las Mesas sits inside the stretch of coast I cover, Estepona to Nerja.

  • Viewings you don’t have to fly for. I walk Las Mesas myself and report back straight — including the places that aren’t worth your trip.
  • A price sense you can hold me to. lowest new-build starting price is €580,000. When an asking price ignores that, I’ll tell you.
  • Local, not general. 4–8 min to Estepona marina by car — the kind of detail that decides a street, and only shows up on the ground.
  • The parts that trip people up. The NIE, the lawyer, the bank, the paperwork in Spanish — handled alongside the search, not left to you afterwards.
