Buying this as a new build

The villa is sold by its developer as a new home, so IVA is charged at 10 per cent rather than the transfer tax on a resale. A reservation of €100,000 secures it, 10 per cent of the price follows at the private contract two weeks later, and the remaining 90 per cent is paid a month after that, when the deed is signed.

A finished house can be judged as it stands, so we start with a visit and a close look at the plot, the views and the build.
