The villa works out at €6,176 per built square metre. That figure is worked on 850 square metres, which include the basement with its garage and gym. The plot of 1,550 square metres, the pool and the roof terrace are not part of it. On idealista’s asking prices for 2026, the Benahavís average is €5,413 a square metre, about 14 per cent lower. What is being built
The developer’s images show a long, low house in white render and timber, with deep overhangs and wide glass doors facing south-west over the garden. The living room, dining area and kitchen form one open space, and the living room has a double-height ceiling. There are five bedrooms and six bathrooms. The basement holds the garage and a gym, and the roof terrace has a hot tub and a bar. Outside are an infinity pool, a barbecue terrace, a lawn and a carport.

The kitchen
Matt lacquered units with finger-pull edges in place of handles, under a black Dekton worktop and splashback. Dekton is a dense man-made stone that stands up to heat and scratches. The appliances are by Miele: an induction hob, an oven, a microwave, a dishwasher and a fridge-freezer, with an extractor in the ceiling and a built-in wine cooler. A separate laundry room has a washing machine and a dryer.
The bathrooms
Basins, wall-hung toilets and taps by Hansgrohe, Roca and Geberit or similar, with walk-in showers. The walls are tiled in large porcelain tiles.
Floors
Porcelain tiles 90 centimetres square in the living areas and bathrooms, carried outside onto the terraces in a non-slip finish. The bedrooms have oak-effect vinyl flooring, and the gym has a wooden floor.
Heating, cooling and hot water
A Daikin air-source heat pump, which takes its heat from the outside air, runs the air conditioning, the heating and the hot water. The main rooms also have electric underfloor heating.
Doors and wardrobes
A security front door, and wooden doors inside that run from floor to ceiling on concealed hinges. The wardrobes and walk-in wardrobes are built to a detailed design.

Lighting and security
Recessed LED lights in the ceilings, and strips of LED light set into a recess around the edge of the main rooms and along the outside of the house. The house is wired ready for an alarm, cameras and a door entry system run from a phone, and the gate and the garage door open by remote control.

The villa is being sold before it is built, and the developer estimates 14 months of construction. A reservation deposit of €50,000 is followed by 35 per cent of the price within 30 days, 35 per cent once the structure is built and the final 30 per cent when the house is finished. The developer also offers some choice over the internal layout and the finishes.
With one house rather than a list, the work is in judging this price against the other villas for sale in La Alquería and the estates around it, and I give you a straight view on that before you reserve. Most of the price is paid before the house is finished, so I also introduce you to an independent lawyer, who confirms the building licence and the bank guarantee that covers those payments.
