The lowest-priced home, a three-bedroom apartment on the ground floor, works out at €10,744 per built square metre. Marbella’s 2026 average on idealista asking prices is €5,956 a square metre of built area. That figure spans the whole municipality, from flats in the town centre to houses in the hills, and says little about a plot that runs down to the dunes. What is being built

Dunique is a gated scheme of 96 homes on the beach at Las Chapas, made up of 64 apartments and 32 semi-detached villas. The plot runs down to the dunes of El Barronal, and the homes step down it in terraces with gardens and water between them. The garden apartments and the villas have their own pool, and the villas add a solarium with a jacuzzi and a private garage. Residents share two outdoor pools, a spa with a heated indoor pool, a gym and a roof bar.

The buildings are under construction and the developer has not published a current handover date. Payments are 30 per cent with the reservation and contract, and the rest at the deed, each with IVA.
