Buying property in Las Chapas and El Rosario.
The east of Marbella beyond Los Monteros: villas on the hills of El Rosario above the A-7, and below it the beach at Las Chapas, where one new development is going up beside the dunes.
Villa hills above the A-7, and the beach and the dunes below it.
Las Chapas and El Rosario is the part of Marbella east of Los Monteros, on both sides of the A-7. El Rosario is a district of detached villas on the hills north of the road, between Marbella town and Las Chapas. Las Chapas runs down from the road to the sea through villa streets, to a beach that still has stretches of dune behind it. The Marbella golf course, now Higuerón Marbella Golf Resort, is about a kilometre inland of the beach.
Two homes are on file here, and both are at the top of the market. Dunique, a development of 96 apartments and semi-detached villas under construction on the beach, starts at €5,200,000. Villa Colina, a furnished four bedroom villa on the El Rosario hill, asks €5,995,000 and is one of the higher-value homes on this site. The district average of €5,407/m² describes the resale homes around them rather than either of these.

- From Dunique, Marbella old town and the Marbella marina are each about 7 km, and Puerto Banús 13 km.
- The A-7 runs through the district between the beach and El Rosario, just behind Dunique, and the AP-7 toll road higher up the hill, above Villa Colina.
9 local facts on file — no brochure talk.

Worth knowing about Las Chapas and El Rosario.
The beach side and the hill side are two markets.
South of the A-7, Las Chapas runs down to the sand, and a home on the beach like Dunique is priced for it. North of the road, El Rosario is villas on the hill, a drive from the beach and priced for the plot and the view. The €5,407/m² average covers both, so read it as a midpoint rather than a price.
Both homes on file sit far above the average.
Dunique starts at €10,744/m², about twice the district figure, and Villa Colina asks €5,995,000 for 477 m². The beach, the specification and, in Villa Colina’s case, the furniture account for part of the gap. Whether they account for all of it is the question to answer before an offer, and recent sales nearby are how to answer it.
Buying off plan means waiting.
Dunique is under construction and no handover date is on file. Buying there means paying in stages against a bank guarantee on each payment, which buying off plan in Spain sets out. The completion date, and what happens if it is missed, belong in the contract you sign rather than the brochure.
On the hill you are paying for the view.
Villa Colina looks over the golf courses to the sea, and that outlook carries much of the price of a villa in El Rosario. What can be built in front of it, and whether the view is from the living rooms or only from the roof, are the checks on a sea view to make before you pay for it.
At this price the wealth tax return comes into it.
A non-resident owner is liable to Spain’s wealth tax on what they own here, after an allowance of €700,000. Andalucía rebates it in full up to €3.7 million of net Spanish assets, and a bill is due above that. A return must be filed once your Spanish assets pass €2 million. Both homes on file are above €5 million, so settle whose name to buy in with your tax adviser before the deed.
Asking is not achieved.
The €/m² figure is what sellers of resale homes are asking on idealista, and Villa Colina’s price is an asking price too. Dunique’s is the developer’s list price, which rarely moves, though the extras and the payment stages often do.

What it costs, and what it costs to hold
Las Chapas and El Rosario ask €5,407/m² as of August 2026, fourth of Marbella’s seven districts and 9% under the municipal average. The two homes on file are well above that. Dunique starts at €5,200,000 for a three bedroom apartment of 484 m² on the beach, and Villa Colina asks €5,995,000, furnished.
A new build pays 10% VAT and 1.2% stamp duty on top of the price, plus notary, registry and your lawyer, so plan for 12 to 14% in all. A resale pays 7% transfer tax instead, about 10 to 11% with the fees. Villa Colina’s listing gives its annual costs as IBI of €3,531, a rubbish charge of €365 and a community charge of €137 a month. On a new beachfront development with pools, a spa and a roof bar, the community fee is the figure to take from the developer’s budget.
€/m² figures are idealista district asking prices for August 2026, the same source as the town table used across the rest of this site. Dunique’s price is from the developer’s list on file in October 2026, before VAT, and Villa Colina’s figures are from its listing.
Where it sits inside Marbella.
Marbella is not one market. Idealista splits the municipality into seven districts, and Las Chapas and El Rosario sit fourth, close behind Río Real and Los Monteros next door. This is the whole table for August 2026.
The Elviria · Cabopino line is the one to set against this page. It is next door to the east, it asks €4,623/m², about 15% less, and it has its own beaches, golf at Santa María and Cabopino, and the dunes at Artola. If the beach is the reason you are coming, it deserves a look before you commit here.

Looking for a buyer’s agent in Las Chapas and El Rosario?
That is what I do. I’m Michael from Lunessa Homes — a British buyer’s agent living in Málaga, fluent in Spanish, working on the buyer’s side of the search. One client at a time, and Las Chapas and El Rosario sits inside the stretch of coast I cover, Estepona to Nerja.
- Viewings you don’t have to fly for. I walk Las Chapas and El Rosario myself and report back straight — including the places that aren’t worth your trip.
- A price sense you can hold me to. Las Chapas · Aug 2026 €/m² is €5,407. When an asking price ignores that, I’ll tell you.
- Local, not general. 7 km to Marbella old town — the kind of detail that decides a street, and only shows up on the ground.
- The parts that trip people up. The NIE, the lawyer, the bank, the paperwork in Spanish — handled alongside the search, not left to you afterwards.
