Aby Middle, one phase of the wider Aby scheme, brings 72 apartments and duplex penthouses with two or three bedrooms to the hillside beside the Estepona Golf course, about five kilometres west of Estepona’s old town. Ground-floor homes have gardens, the penthouses have roof terraces, and prices start at €330,000 before VAT.
The lowest-priced home, a two-bedroom apartment on the first floor, works out at €2,921 per built square metre. The built figures on this list are over 40 per cent larger than the floor space inside the walls, which spreads each price over more metres. Counted on the inside floor space alone, the same home comes to about €4,210, close to the €4,307 a square metre that idealista’s 2026 asking prices give as the Estepona average. What is being built
The white buildings of Aby Middle sit at different levels on the hillside, with lawns between them, and the developer’s brochure lists sea views among its features. On the ground floor each apartment has a covered terrace opening onto a private garden, and the duplex penthouses on the top floor have a roof terrace above the home. Kitchens are handed over furnished, with the fridge and the dishwasher included. The basement holds the parking spaces, the storerooms and spaces for golf buggies, and the grounds have a saltwater pool lit at night, a social club, a coworking area and courts for several sports. What comes with every home.
Heating, cooling and hot water
Each home has its own aerothermal system for hot water, a heat pump that draws on the warmth in the outside air. Air conditioning, warm or cool, reaches the living room and the bedrooms through ducts and grilles, from an indoor and an outdoor unit.
Kitchen
Handed over furnished, laid out to suit each home’s plan, with a worktop in a hard-wearing compact material and a stainless steel sink with a single-lever tap. The electric oven, induction hob, pull-out extractor, fridge and dishwasher are included, and the walls are tiled in first-grade ceramic.
Floors and finishes
Ceramic floor tiles throughout, with a skirting matched to the doors. The bathrooms are tiled in first-grade ceramic, the walls elsewhere are painted smooth in a soft colour and the ceilings in white. Up to a date set by the progress of the build, you can choose between options for the floor tiles, the bathroom tiles and the kitchen worktop.
Bathrooms
White sanitaryware and low, flat shower trays. The main bathroom adds a glass screen, a thermostatic shower, which holds the water at the temperature you set, and a basin set in a unit. Single-lever taps in the second bathroom, and mirrors in both.
Windows, doors and wardrobes
Aluminium frames with a thermal break, an insulating strip that stops the cold passing through, or PVC frames, with double glazing. Insulated aluminium blinds in the bedrooms. A reinforced front door in white lacquer with a security lock and a spyhole, flat lacquered inner doors with horizontal grooves, and modular wardrobes lined in melamine with a shelf and a hanging rail.
Structure and walls
A reinforced concrete frame and brick outer walls, insulated on the inside and lined with plasterboard. The wall between one home and the next is brick, with plasterboard and insulation against heat and noise on both faces. Terraces are edged with low walls and glass balustrades.
Power and telephone
Telephone and data points in the living room, the bedrooms, the kitchen and on the terrace. A video entry phone at the gates to the grounds and an entry phone at each building door. The terraces of the ground-floor homes and the penthouses have a tap.

BB, for both the energy the homes use and the carbon dioxide that goes with it, is the provisional rating in the specification. The Spanish scale runs from A, the most efficient, down to G, and the rating is confirmed only when the finished building is certified.

Work has started on Aby Middle, so this is a purchase from the plans. The developer’s published terms say every amount paid before handover is guaranteed by a policy with Banco Santander and paid into an account used for this scheme alone. That covers the €6,000 reservation and the 30 per cent due at the purchase contract, with VAT added to each. The other 70 per cent is paid at the deed on handover, which has not yet been given a date.
Buyers here can choose between finishes for the floors, the bathroom tiles and the kitchen worktop, but only until the build reaches a set stage, so I keep that deadline in view for you. I also weigh the ground-floor gardens, which vary widely in size, against the penthouse roof terraces and their prices, give you a straight view of what each home is worth, and negotiate on your behalf.
