Asking prices on idealista put the whole of Estepona at €4,307 a square metre for 2026, a figure that mixes older flats with new building. The private garden of about 52 square metres that goes with that home, and its covered porch of about 27, are not part of the built area. The price table for the area is on the Estepona page.
Vanian Gardens is being built in phases, and work on the fourth is under way. Its homes run from one bedroom apartments with a private garden on the ground floor to three bedroom penthouses, the largest of which have a private roof terrace of about 138 square metres with room for an optional small pool or jacuzzi. Every phase shares the same grounds behind a gated entrance: four outdoor pools, a spa with a heated indoor pool, a jacuzzi, a sauna and a steam room, a gym with a cardio room, a cinema, a coworking area and a youth club.
Shared between the homes
A reinforced concrete frame and floors, on foundations designed from a study of the ground. The façade has two layers, brick outside and plasterboard inside, with an insulated cavity between and a painted render finish. Plasterboard partitions divide the rooms, with sound-absorbing panels against the neighbouring homes and the shared areas.
Aluminium frames with insulation built into the frame, and double glazing sealed around a dry air gap. The bedrooms have motorised aluminium blinds filled with insulation. The front door is armoured, in white lacquered aluminium with a spyhole, the doors inside are white lacquered with chrome handles, and the bedroom wardrobes have hinged doors with a hanging rail, a top shelf and a set of drawers inside.
Porcelain floors in the hall, the living and dining room, the corridor and the bedrooms, with a white skirting. Walls are finished in plain emulsion and the ceilings are lowered throughout.
Delivered fitted, with wall and base cupboards, a worktop with a matching splashback and a sink with a single-lever tap. The induction hob, extractor, electric oven, panelled dishwasher, fridge and washing machine are included, on a porcelain floor.
Ceramic tiles on the walls over a porcelain floor. Each bathroom has a resin shower tray with a screen, a thermostatic shower column that holds the water at the temperature you set, white sanitary ware and a ceramic basin set into a vanity unit.
Ducted air conditioning, warm and cool, with outlets in the living room and the bedrooms and a thermostat to control it. A high-efficiency aerothermal heat pump, which takes its heat from the outside air, provides the hot water. Every home and every room with water has its own shut-off valve.
Non-slip stoneware underfoot, with a tap, rainwater drainage, a light, a power socket and a television point. The penthouses have a large sun terrace on the roof.
A video entry phone to the entrance halls and the main gate, and LED lights in the bathrooms, the kitchen and the corridors. The developer offers a choice of interior styles and upgraded finishes, and can fit out the penthouse roof terrace for you.
Beside Selwo Aventura on the inland side of the A-7, with La Resina golf and Guadalmansa beach each a few minutes away by car.
Work on this phase is under way, and handover is estimated for the first quarter of 2027. The developer has not published the payment schedule, so I request it with the reservation terms before you commit.
Here the choice is mostly between a ground-floor garden, a terrace on the floors above or a large roof terrace on a penthouse. I set those options side by side with you, visit the site with you while it is being built, and inspect the finished home with you before you take the keys.
