In El Calvario, a quiet residential quarter of Estepona a few minutes on foot from the Felipe VI auditorium and the town’s sports grounds, Zenith Estepona puts 40 apartments with one, two or three bedrooms inside a gated site. A garage space and a storeroom come with each home, and prices start at €363,000 before VAT.
The lowest-priced home, a one-bedroom apartment on the third floor, works out at €5,604 per built square metre. The two bedroom homes come out between about €4,270 a square metre on the ground floor, where a garden comes with the home, and about €6,490 on the second floor, where a roof terrace comes with it. For the town as a whole, idealista’s 2026 asking prices give €4,307. Every price here also buys a garage space and a storeroom, which the area figure does not count. What is being built
Zenith Estepona sits on the corner of Calle Juan Benítez and Calle Félix Troyano, with a pool, gardens, a gym and a multipurpose room inside its gate. The design is Mediterranean in spirit but cleaner in line, with large windows and wide terraces planned as an extension of the living room. Ground-floor homes open onto a private garden, and some second-floor homes have a private roof terrace as well as the terrace off the living room. Lifts run from every floor down to the garage, where each home has its storeroom and at least one parking space.

Air conditioning and hot water
Hot water comes from aerothermal energy: a heat pump for each home that gathers warmth from the outside air rather than burning gas. The air conditioning heats as well as cools, runs through ducts hidden above the ceiling to the living room, the bedrooms and the kitchen, and is set from a digital thermostat in the living room.
Kitchen
Roomy white base and wall units in a matt finish, a quartz worktop with the wall behind the hob faced in the same quartz, and a single stainless steel sink with a chrome mixer tap. The induction hob, the oven and the extractor hood are included. The kitchen walls are painted rather than tiled.
Floors, walls and ceilings
Rectified porcelain tiles throughout, meaning tiles ground to exact edges so the joints between them stay narrow, with a white skirting 10 centimetres high. The terraces have a non-slip tile. Walls are painted smooth, and plasterboard ceilings are fitted in the bathrooms, the kitchen and the hallways.
Bathrooms
The main bathroom has a basin set in a unit, a back-lit mirror that does not mist up and a low, flat shower tray. The second bathroom has a basin unit with a mirror and a bath. Both are tiled around the basin and the shower or bath, with chrome single-lever taps and a rail that lets you set the height of the shower head.
Windows, doors and wardrobes
PVC window frames that open on hinges or slide, depending on the window, with Climalit double glazing, two panes sealed around a gap of air. Roller blinds in insulated PVC. A reinforced front door with a three-point lock and hinges that resist being forced. Inner doors in white lacquer with horizontal grooves, and built-in white wardrobes with a shelf for cases and a hanging rail.
Structure and insulation
A reinforced concrete frame, with outer walls of brick, insulation and a plasterboard lining. The walls between neighbouring homes are solid brick lined with plasterboard over rock wool, which holds back both heat and noise. The roofs are flat, insulated and waterproofed, laid with gravel where no one walks and with non-slip tile where people do.
Power, television and the door
Television, radio and telephone points in the living room, the kitchen and the bedrooms, LED lights in the kitchen and the bathrooms, and a colour video entry phone. Every terrace has a power socket, a television point, outdoor lights and a tap.
Garage and lifts
The garage door opens by remote control, and each parking space is wired ready for an electric car charger. The lifts serve every floor and go straight down to the garage.

Building work has begun, and the homes are sold from the plans. The payment plan has three steps: €6,000 to reserve, 30 per cent of the price when the purchase contract is signed, and the remaining 70 per cent at the deed, each with VAT added. The sales documents give no handover date yet.
Most of the price falls due at the deed, so the real planning is for that day. I check that any mortgage you need can be in place by handover, and that the 30 per cent paid before it is covered by a bank guarantee.
