The lowest-priced home, a two-bedroom apartment on the first floor, works out at €4,330 per built square metre. Idealista’s asking-price data has Estepona averaging €4,307 a square metre for 2026, the fastest-rising figure of any town on this coast, climbing by somewhere around 11 to 12 per cent a year. That average covers everything from the old town’s narrow streets to golf-course schemes like this one, so it marks the direction of travel rather than what this particular scheme will cost per square metre. Birdie Hills is 68 apartments built into the golf course on the western edge of Estepona. Homes have one, two or three bedrooms, each with a parking space, a storeroom and a pre-installed point for an electric-car charger. The shared grounds carry a pool at ground level and a second on the roof, a fully equipped gym and a social club, with buggy parking set aside for residents at the level of the course itself.

The specification
What comes with every home.
Heating, hot water and air conditioning
Hot water is produced aerothermally, backed by photovoltaic panels on the roof. Air conditioning is ducted to the living room and the bedrooms, with a supply into the kitchen, and bathrooms and kitchens each have their own mechanical ventilation.
Security and access
An armoured entrance door with a peephole and a security lock, video entry at the main gate and the building entrance, and a master-key system covering the estate, the building, each home and the garage. Ground-floor windows and doors carry anti-pull fittings and security glass.
Kitchen
Fitted with high-pressure laminate units and a Silestone-type worktop, with a fridge panelled to match the cabinets. The hob, oven, microwave, extractor, dishwasher and washing machine are Bosch or an equivalent make.
Floors and walls
60 by 60 centimetre ceramic stoneware flooring runs throughout the home, with matching tiles on the walls above the basin and in the shower.
Bathrooms
White vitrified porcelain fittings, with a resin shower tray in the main bathroom and an enamelled steel bath in the second, and a Grohe or equivalent shower column with a single-lever mixer tap throughout.
Windows and doors
PVC or aluminium frames, tilt-and-turn or sliding depending on the room, with double glazing and an insulating air chamber. The terrace doors are laminated safety glass, with insulated aluminium roller shutters on the bedroom windows.
Structure and insulation
A reinforced concrete slab structure on foundations set out by the site’s own geotechnical study. The walls between homes are acoustic brickwork lined with mineral wool and plasterboard on both sides.

This is an off-plan purchase before construction has started. The building licence has not yet been granted — the developer expects that in October 2026 — with completion targeted for the second quarter of 2029.
There is nothing built yet to walk through, so the work at this stage is on paper: checking the licence once it comes through, and making sure your stage payments carry a proper bank guarantee before any money changes hands.
