The place, plainly

A golf course on the hill west of Estepona, with the building now going up around it.

Estepona Golf is the rising ground about five kilometres west of Estepona’s old town, between the A-7 coast road and the AP-7 motorway, around the 18-hole course it takes its name from. The developments on the hill have the sea below them and Sierra Bermeja behind. Six of the eight new developments on this page are up here around the course.

The other two, Celestia Homes and Costafiore Gardens, are recorded as Arroyo Enmedio. They are on the lower ground near the hospital, a ten or eleven-minute walk from the beach, with La Gaspara next door and Valle Romano on the slopes above. What none of it has is a town. The supermarkets are down on the coast road and the old town is a drive, so almost everything starts with the car.

What I actually know about Estepona Golf

  • Eight new developments are on file for Estepona Golf, with starting prices from €320,000 to €1,500,000 on the developers’ lists in October 2026. Two are finished, two are under construction and four are selling before building starts.
  • Idealista does not publish a separate line for Estepona Golf. Estepona as a municipality averages €4,307/m² in 2026. The cheapest homes in the new developments here work out between €2,921 and €6,636 per square metre.
  • Estepona Golf is an 18-hole, par 72 course of 5,706 metres from the white tees, designed by José Luis López. Estepona’s tourist office describes it as open and suited to every level, and the clubhouse restaurant serves non-players too.
  • Eagle Hills and Birdie Hills have the course on the doorstep. Sunny Golf is on Avenida del Arte, the same road as the clubhouse, a five-minute walk away. Apron is beside the course, Aurea Villas is inside the Estepona Golf area, and Aby Middle is a 17-minute walk off, on the slope towards the hospital.
  • Celestia Homes and Costafiore Gardens, recorded as Arroyo Enmedio, are on the lower ground by the coast road near the hospital. Their developers put the beach a ten and an eleven-minute walk away, and Celestia’s puts the course six minutes by car.
  • From the hillside, the beaches at Guadalobón and Bahía Dorada are six or seven minutes by car. The tourist office describes Guadalobón as quiet all year and Bahía Dorada as a rocky beach popular with divers and anglers.
  • Estepona’s public high-resolution hospital is five or six minutes by car from Aby Middle and Apron. Its emergency department opened in July 2022 and its operating theatres in March 2026.
  • From the developments on the hill, Estepona old town is 10 to 18 minutes by car, Puerto Banús 20 to 24 and Sotogrande, where Sotogrande International School is, 20 to 26. Gibraltar airport is 42 to 45 minutes and Málaga airport 55 to 68.
  • The AP-7 behind the course is a toll motorway. At the 2026 normal-season rates a car pays €2.45 at the Manilva toll heading west and €3.85 at the San Pedro toll heading east, and more in summer.

Before you commit

Worth knowing about Estepona Golf.

01

The hill is homes and a golf course.

Up here there are homes, the course and its clubhouse, and little else. The supermarkets are on the coast road below and the old town is 10 to 18 minutes by car, so most errands start with the car keys. Come up on a weekday evening in winter, after the last players have gone in, before you decide.

02

It is two places on one page.

Six of these developments are up on the hill around the course. Celestia Homes and Costafiore Gardens are down by the coast road near the hospital, within walking distance of the beach and a short drive from the first tee. One suits a buyer who wants the beach on foot, the other a buyer who wants the course close and the sea below. Decide which before you compare prices.

03

Most of it is still to be built.

Four of the eight are selling before building starts, with handovers from the end of 2028 into 2029, and Aby Middle and Aurea Villas are under construction. Expect cranes on the hill for several years. Sunny Golf and Costafiore Gardens are finished, and they are the way to move in now. For the rest, how off-plan payments are protected matters as much as the floor plan.

04

It is a working course, open to visitors.

Estepona Golf takes visitors’ tee times all year from eight in the morning, and its restaurant is open to anyone. A home beside it looks onto a working course, with players and buggies passing. Membership is separate from the home, at €1,580 a year for one person or €2,140 for a couple on the club’s 2026 rates. The guide to golf homes from Nueva Andalucía to Estepona covers the other courses along this coast.

05

The price per metre follows the size of the cheapest home.

Eagle Hills and Birdie Hills are built side by side by the same company, yet their cheapest homes work out at €6,257 and €4,330 a square metre. One is a one bedroom apartment of 51 m², the other a two bedroom of 75 m². Compare like with like, the same bedrooms, floor and outlook, and check what the view in front is worth before you pay for it.

The arithmetic

What it costs, and what it costs to hold

The new developments on file for Estepona Golf start at €320,000 for a one bedroom apartment at Eagle Hills, and five of the eight start below €400,000. The finished apartments at Costafiore Gardens start at €700,000, the houses at Apron at €834,000 and the detached villas at Aurea Villas at €1,500,000. Per square metre, the cheapest homes run from €2,921 at Aby Middle to €6,636 at Aurea Villas.

A new build pays 10% VAT and 1.2% stamp duty on top of the price, plus notary, registry and your lawyer, so plan for 12 to 14% in all, or roughly €40,000 to €46,000 on a €330,000 apartment. Then the annual side: IBI to Estepona town hall, rubbish collection and the community fee. Several of these developments share a gym, a residents’ club and more than one pool, so ask for the community budget, not the brochure figure. Golf membership, if you want it, is a separate bill.

Starting prices and €/m² figures are from the developers’ price lists on file in October 2026, cheapest home in each development, before VAT. The Estepona municipal average is idealista’s 2026 figure, as used on the areas page.

In context

What the course costs, development by development.

Idealista does not split Estepona into districts, so there is no asking-price line for Estepona Golf. The developers’ lists give something more useful: every development’s starting price, worked out per square metre on the cheapest home it offers. Dearest first, with the Estepona municipal average in its place for scale.

Aby Middle and Birdie Hills are the lines I would look at first. Aby Middle’s cheapest home is a two bedroom apartment of 113 m² at €330,000, under the municipal average per metre, and Birdie Hills starts with a two bedroom on the course at €325,000. On a hill where the view is most of what you pay for, the question for both is which floor and which way the terrace faces.

Two questions about new builds in Estepona Golf

Can you buy a finished new build near Estepona Golf?

Yes. 2 of the 8 developments here are finished, so you can walk round the home itself before you buy. They are Sunny Golf (from €370,000) and Costafiore Gardens (from €700,000).

What does a three-bedroom new build cost near Estepona Golf?

Across the 37 three-bedroom homes on the developers’ current lists, the middle size is about 194 m² built and the middle price is €867,000. The cheapest is a three-bedroom ground-floor apartment of 125 m² at Aby Middle, €436,000.

Working for the buyer

Looking for a buyer’s agent in Estepona Golf?

That is what I do. I’m Michael from Lunessa Homes — a British buyer’s agent living in Málaga, fluent in Spanish, working on the buyer’s side of the search. One client at a time, and Estepona Golf sits inside the stretch of coast I cover, Estepona to Nerja.

  • Viewings you don’t have to fly for. I walk Estepona Golf myself and report back straight — including the places that aren’t worth your trip.
  • A price sense you can hold me to. lowest new-build starting price is €320,000. When an asking price ignores that, I’ll tell you.
  • Local, not general. 10–18 min to Estepona old town by car — the kind of detail that decides a street, and only shows up on the ground.
  • The parts that trip people up. The NIE, the lawyer, the bank, the paperwork in Spanish — handled alongside the search, not left to you afterwards.
