What is being built

Nine townhouses make up Idilia Meraki, set in rows that step down the slope in Los Jarales and open out towards the sea. Each house sits behind a private garden raised above the street, which keeps it out of view of passers-by while holding on to the outlook. The living room, dining area and kitchen share one open room onto the garden, and the main bedroom has a dressing room and its own bathroom. Terraces open off the upper rooms, another runs across the roof, and the basement below holds a parking area, a utility room and a room for the installations. The four bedroom houses have two full bathrooms and a washroom on the ground floor.

What comes with every home.

Heating, cooling and hot water

Underfloor heating fed by hot water, with electric underfloor heating in the bathrooms and a thermostat in the main rooms. Cooling is ducted to grilles in the living room and the bedrooms. An aerothermal system, drawing warmth from the outside air, supplies the hot water.

Kitchen

Wall and base units under a compact quartz worktop, with the same quartz on the wall behind. The induction hob, extractor hood, electric oven, dishwasher, fridge and washing machine are fitted.

Bathrooms

Ceramic tiles on the walls, porcelain on the floors, resin shower trays with screens, white sanitaryware and single-lever taps. The main bathroom has a ceramic basin set in a vanity unit, and there is a washroom on the ground floor.

Floors, walls and ceilings

Porcelain tiles throughout with a white skirting, smooth painted walls, and plasterboard ceilings everywhere except the basement. The terraces are paved in non-slip stoneware, with lights and power sockets.

Windows, doors and wardrobes

Aluminium frames with a thermal break, an insulating strip that keeps heat and cold from passing through the metal, and double glazing. Motorised, insulated roller blinds cover the living room and the bedrooms. An armoured front door, white lacquered doors inside with chrome handles, and fitted wardrobes with a hanging rail, a shelf and drawers.

Walls, roof and insulation

The outside walls are built in two layers, brick and plasterboard, with an insulated air gap between them and a rendered, painted finish. The roofs are insulated and waterproofed. Inside walls are plasterboard, with sound insulation panels between neighbouring houses and next to the shared areas.

The basement

Each house has a basement with a parking area, a utility room for cleaning and a room for the installations, with ducting in place for an electric car charger.

Electrics

Television and telephone points in the living room, the kitchen and the bedrooms, LED lighting in the bathrooms, the kitchen and the passageways, lights on the terraces and the entrance porch, and a video entry phone at the front gate.

Buying this as a new build

Idilia Meraki is finished, and the houses can be handed over straight away. The purchase runs as a reservation, then a private contract, then the deed at the notary, with the keys given on the day you sign. Because this is the first sale of each house, VAT at 10 per cent is added to the price.
