What is being built

Each villa has 1,259 square metres built, with a lift serving every floor. The living and dining rooms rise through two floors and open onto covered and open terraces, with an infinity pool and hot tub beyond and a sunken fire pit on the lawn. Every bedroom has its own bathroom and terrace, and the main bedroom has a dressing room and a bathroom with a freestanding bath. The lowest level holds the heated indoor pool, sauna and Turkish bath, a gym, a cinema, a games room and a wine cellar, with a separate apartment for staff that has its own entrance, sitting room and kitchen.

What comes with every home.

Pools and spa

An infinity pool lined in natural stone with a hot tub beside it, cleaned by salt rather than added chlorine. Indoors, a heated pool with a sauna and a Turkish bath.

Heating, cooling and hot water

A reversible aerothermal heat pump, which draws its energy from the outside air, for heating, cooling and hot water, with underfloor heating and a 400 litre hot water tank.

The kitchens

A main kitchen with a central island and appliances from leading makers, a service kitchen behind it, a kitchen in the staff apartment and an outdoor kitchen with a barbecue.

Windows and structure

Aluminium frames in dark bronze with a thermal break, an insulating strip that stops heat and cold passing through the metal. The house stands on concrete piles, with a frame of reinforced concrete and steel columns.

Lift and home automation

A lift stopping at every floor, a Control4 home automation system with a wall screen, and a charging point for an electric car.

Buying this as a new build

Work began in November 2024 and handover is estimated for the fourth quarter of 2026. After a reservation of €100,000, 30 per cent of the price is paid at the private contract a month later and 20 per cent two months after that. The last 50 per cent falls due when the licence to occupy is issued and the deed is signed. IVA is added to each payment at 10 per cent.

Half the price is paid before the house is finished, so the protection on those payments comes first. The independent lawyer I introduce you to checks the building licence and the bank guarantee on every payment before handover. I visit the site with you as the work progresses, compare the price with finished villas of this size on the estate, and negotiate on your behalf.

Get in touch and I will talk you through it. Buying with me sets out how I work.
