WhatsApp Michael →The lowest-priced home, a one-bedroom apartment, works out at €9,812 per built square metre. That sits far above the €5,413 Benahavís averages on 2026 asking prices, a figure drawn from homes of every kind across the municipality. Each home here is sold furnished and comes with a monthly service charge covering reception, security and upkeep, which an ordinary resale flat does not carry. The price table for the area is on the Marbella & the Golden Mile page.
The homes step down the hillside in terraced buildings, with open views to the sea and over the golf valleys. Most are one bedroom apartments. Some two bedroom homes have a private garden, some one bedroom homes have a small private pool, and eight duplex penthouses at the top have terraces of about 170 square metres. The resort is run under Hyatt’s Destination brand, with a reception, restaurants, a spa and pools shared by owners and their guests, and owners can let their home through the resort when they are not using it.

Every home is handed over furnished, inside and out. The terraces come with sun loungers, tables, chairs and parasols. The interiors are designed by Room 1804, a studio that works on hotels.
Fitted units finished in wood, with a porcelain worktop and splashback and an undermounted steel sink. A fridge, a ceramic hob and a microwave are included.
Ceramic walls and floors, with stone around the basin. The WC and the shower each sit behind their own door. The shower has a rain head and a hand shower, and there are wooden cabinets for towels.
Heating comes from an aerothermal system, which draws its energy from the outside air. Air conditioning is ducted through every room, and a mechanical system keeps fresh air moving through the home.
Window frames with a thermal break, an insulating strip that stops heat and cold passing through the metal, and double glazing. A security door at the entrance, with natural wood doors and open wardrobes inside.
Porcelain throughout the living room, dining area, kitchen and bedrooms, laid as one continuous floor. Terraces are laid in non-slip porcelain.

AThe developer’s specification gives A, the top grade on the Spanish energy scale, and the buildings are designed to BREEAM Excellent, a British standard for sustainable building.
In La Reserva de Alcuzcuz, a gated estate in the hills of Benahavís between the Los Arqueros and La Quinta golf courses, about ten minutes by car from the coast.
After a reservation of €30,000, 30 per cent is paid at the private contract, 20 per cent when the structure is finished, 20 per cent when the building is closed in and the services are connected, and the last 30 per cent at handover. IVA is added at 21 per cent. The homes hold a tourist rental licence, which gives owners 60 nights a year for their own stays and does not allow the home to be lived in full time.
What the lowest-priced home costs in full
An estimate, at the rates in the cost guide. The lawyer’s, notary’s and land registry fees vary with the price and the deed, and a mortgage adds the bank’s own costs.
This is a home you own inside a hotel operation, so the management agreement matters as much as the apartment. I go through the service charge, the rules on your own stays and the rental terms with you, compare the price with resale apartments nearby, and negotiate on your behalf.
Get in touch and I will talk you through it. Buying with me sets out how I work.
Ask for the monthly service charge on the home you are looking at, the full management agreement and how rental income is shared, and whether the furniture package is included in the price.
Thanks for reaching out.
I’ll be in touch shortly — usually the same day.
