The lowest-priced home, a two-bedroom apartment on the first floor, works out at €4,815 per built square metre. Estepona’s average on idealista’s 2026 asking prices is €4,307 a square metre, so the rate here runs roughly an eighth higher. The list’s built areas also count a share of the common parts, which makes the area larger and the rate lower, so measured on the home alone the difference would be a little wider. What is being built

Naya Residences is 88 apartments in curved white buildings set around a central pool and gardens, with paths inside the grounds kept free of cars. Every home has outdoor space of its own: a private garden on the ground floor, a terrace on the first floor, or a solarium on the roof for the penthouses. The grounds have one controlled entrance and hold a heated indoor pool, a sauna and a steam room, a gym, a social club room, a lounge for working and an outdoor exercise area. Parking and storerooms are in an underground garage.

What comes with every home.

Structure and walls

A reinforced concrete frame, checked by an independent inspector during the build. The outer walls are clad with a double layer of insulation against heat and noise. Brick walls between the homes, insulated and lined with double plasterboard, and double plasterboard walls between the rooms.

Windows, doors and wardrobes

Aluminium frames with a thermal break, an insulating strip that stops heat and cold passing through the frame, and double glazing. Motorised blinds in the living room and the bedrooms. An armoured front door, extra-tall doors inside, and fitted wardrobes with tall doors, a top shelf and a hanging rail.

Floors and ceilings

Large Porcelanosa porcelain tiles throughout, and non-slip porcelain on the terraces and solariums. Plasterboard ceilings with recesses for the curtains, and concealed lighting around the living and dining area.

Kitchen

A fitted kitchen with a thin porcelain worktop, Dekton or similar, and a sink set beneath it with a filtered water tap. The induction hob, extractor, oven, microwave and dishwasher are included, with a fridge behind a matching panel, Miele or similar.

Bathrooms

Porcelanosa tiles, wall-hung Villeroy & Boch WCs, Krion basins and Zucchetti taps, with thermostatic showers and a mirror lit from behind. A bath can replace the shower in the second bathroom at no cost.

Heating, cooling and hot water

Underfloor heating by zones and ducted air conditioning in the living room and the bedrooms, run from an Airzone panel or similar with a sensor in each room. Hot water comes from an aerothermal system, which draws heat from the outside air, and mechanical ventilation keeps the air fresh.

Electrics and choices

USB sockets in every room, television and telephone points in the living room and bedrooms, a video entry phone, and a tap on every private terrace and garden. You can choose between two colours for the kitchen units and two shades for the paint and the doors.

AThe developer gives the energy rating as A, the top grade on the Spanish scale, which runs from A down to G and measures how much energy a home uses to keep comfortable. At this stage of the build it comes from the project design, and the final certificate follows completion.

Buying this as a new build

Work has reached the foundations, and handover is estimated for the third quarter of 2028. The reservation is €10,000. After that, 30 per cent is paid at the private contract, 10 per cent at a later date during the build and 60 per cent when the keys are handed over, each with IVA at 10 per cent added. Payments made during the build are covered by an insurance guarantee and held in a separate bank account.

This early in the build you choose from the plans, so I go through them with you to compare gardens, terraces and solariums and how each home sits in relation to the pool. Your lawyer and I confirm the insurance on your payments before the first one leaves your account, and when the building is finished I go round the home with you before you sign for it.

What taxes are paid when buying at Naya Residences?
