For comparison, Estepona’s own figure on idealista’s 2026 asking prices is €4,307 a square metre, taken on built area, which runs larger than usable area because it counts the walls. Libella takes its name from libélula, Spanish for dragonfly, because the plot spreads out on the hillside like a pair of wings. The buildings follow the gentle slope, so the terraces look out to the sea, and the living room and kitchen form one bright room that opens onto them. Every home on sale has two bedrooms, from ground-floor apartments with a covered terrace to duplexes on the lower levels with a guest WC, and penthouses with a private solarium on the roof under a pergola. Inside the gated grounds are an outdoor pool, gardens, a multi-purpose room, space for bicycles and a concierge, and buyers also have use of the Australy social club, with a heated pool, a gym, saunas and a gastrobar.
Shared between the homes
Underfloor heating runs through every room except the bathrooms, fed by water heated electrically and set by a thermostat in the main rooms. Cool air is carried by ducts to the living room and the bedrooms, and a heat pump of the highest efficiency supplies the hot water.
Delivered furnished, with high and low cupboards, a worktop and splashback, and the ceramic hob on an island or a peninsula. The extractor hangs from the ceiling, the oven and microwave share a column, and the dishwasher, fridge and washer-dryer are included.
Porcelain tiles run through the whole home, edged with white skirting that matches the door and window frames. Walls have a smooth painted finish, and false ceilings are fitted throughout.
Porcelain floors with ceramic walls, resin shower trays and screens, white fittings and mixer taps, thermostatic in the main shower. In the main bathroom the ceramic basin sits on a vanity unit with a quartz worktop, beside a wall-hung WC, behind a glass door.
Terraces are laid in non-slip tiles, with a water point, drainage, lighting, sockets and a TV point. Homes on the top floor have a large solarium, with a pergola over the shaded part.
Aluminium frames with a thermal break, which keeps the frame from carrying heat or cold indoors, and double glazing. Insulated aluminium roller blinds, motorised in the living room and the bedrooms. A reinforced front door with a spyhole, white lacquered doors inside, and white lacquered wardrobes fitted with a hanging rail, a shelf and drawers.
Plasterboard partitions between the rooms. Between neighbouring homes, and between the homes and the shared areas, the plasterboard is backed with acoustic panels. The outer walls are brick with a layer of thermal insulation.
A video entry phone that connects to the building doors and the gate to the site, LED lighting in the kitchen, the bathrooms and the hallways, and mechanical ventilation built to the Spanish building code.
