What is being built

Haiku brings together two kinds of home on a single hillside plot in Cancelada. Haiku Suites is 36 apartments with two or three bedrooms. The ground-floor apartments open onto terraces, some with a private garden as well, and the floors above have terraces facing south-west. Some of the homes on the top floor are penthouses with a solarium on the roof. Haiku Residences is 15 townhouses, each with three bedrooms, three bathrooms and a guest toilet. The front door opens on the same level as the living room and kitchen, the bedrooms and a private garden are on the level below, and the garage lies beneath them. A private lift links the levels, and on the roof is a solarium with a bar. The buildings stand in Mediterranean gardens with palms, footpaths and water features, around a shared pool and an area for relaxing and for yoga. Residents also share a lounge and a social club, and every home comes with parking and a storage room.

Shared between the 51 homes

  • A shared swimming pool, surrounded by decking and sun loungers
  • Mediterranean gardens laid out along a central green strip, with large palm trees, footpaths and places to sit
  • An area for relaxing and for yoga, with changing rooms
  • Water features in the gardens, with a small cascade between the buildings
  • A community lounge and a social club
  • Solar panels supplying power to the shared areas of the apartment buildings
  • A boundary of walls, railings and hedges around the grounds
  • Parking and a storage room with every home

The specification

What comes with every home.

Heating, cooling and hot water

Underfloor heating, using warm water in pipes under the floor, runs through the whole home, and the bathrooms have electric underfloor heating. The underfloor heating and the hot water are both supplied by aerothermal equipment, which draws its heat from the outside air rather than burning gas. Air conditioning is ducted from units hidden above a lowered ceiling to slim grilles in each room, and it can be controlled from a phone app. A mechanical ventilation system renews the air in the home through ducts.

Kitchen

Siemens appliances, a porcelain worktop and matt black taps. Gaggenau appliances are offered as an option.

Floors and ceilings

Porcelain tiles 90 centimetres square run through the home with a matching skirting. They are cut to an exact size, so the joints between them are narrow. The terraces have a non-slip version of the same tile. Ceilings are lowered, with a recess built in for the curtains, and in the bedrooms a recess above the bed head is wired ready for strip lighting.

Bathrooms

Porcelain tiles 60 by 120 centimetres line the walls around the basin and the shower, and the other walls are painted white. Larger tiles, 120 by 280 centimetres in beige or gold, are offered as options. Each basin is made of a solid surface material and sits on an oak or dark grey unit, under a mirror lit from behind. The toilet is fixed to the wall with its cistern hidden, and has a hand-held hygiene shower beside it. The taps are brushed graphite. The shower in the second bathroom is thermostatic, which holds the water at the temperature you set, and every shower has a resin tray and a fixed glass screen.

Windows, doors and wardrobes

Lacquered aluminium frames with double glazing, which either tilt and turn or slide. The terraces are edged with glass balustrades. The main bedroom has a walk-in wardrobe, and the other bedrooms have fitted wardrobes with drawers, behind sliding or hinged doors. The inside doors match the wardrobes, and timber or black doors are offered as options.

Switches and controls

Switches by Jung, a Fermax video entry phone, and television and telephone sockets. Control of the lighting and an alarm can be added as options, along with motorised blinds in the bedrooms and a charger for an electric car.

The townhouses

Each townhouse has its own lift running between the levels, a closed garage on the lowest level and a bar on the roof solarium. The bar can be turned into an outdoor kitchen with a barbecue, and a jacuzzi can be added, both as options.

Outside walls and shared areas

The outside walls are rendered in cement mortar with a concrete finish, and parts of them are clad in composite or timber panels. Around the pool and the area for relaxing and yoga, the surfaces are mosaic tiles, outdoor decking and Bali stone, a green natural stone often used around pools.

Choosing at Haiku starts with the type of home: an apartment on one floor with a terrace, or a townhouse over several levels with a garage and a roof solarium. I go through the plans of both with you and check the written specification, so you know which features in the drawings come as standard and which are extras. Then I compare the prices with other new homes around Cancelada and negotiate on your behalf.

Get in touch and I will talk you through it. Buying with me sets out how I work.
