The lowest-priced home, a two-bedroom apartment on the first floor, works out at €4,006 per built square metre. That is a little under the €4,307 a square metre Estepona averages on idealista’s 2026 asking prices, partly because the area on this list counts each home’s share of the common parts, which makes the rate smaller. La Resina lies in the hills on the side of the town nearest Marbella, some way out from the old centre. The price table for the area is on the Estepona page.

What is being built

Capri is being built in three phases on a hillside in La Resina, and the homes on sale now are in the third. Ground-floor apartments open onto a private garden, the floors above have terraces, and the penthouses on the top floor add a solarium on the roof. Every home has two bathrooms. Two outdoor pools sit in the landscaped gardens, and indoors there is a spa with a pool, a hydromassage area, a cold plunge pool and a sauna, along with a gym and a coworking room with a small kitchen.

What comes with every home.

Structure and walls

A reinforced concrete frame with rendered, insulated façades. Brick walls between the homes, lined and insulated against sound, and plasterboard walls between the rooms.

Windows and doors

Lacquered aluminium frames with a thermal break, an insulating strip that stops heat and cold passing through the frame, and double glazing. Motorised blinds in the living room and the main bedroom. A reinforced security front door, lacquered doors inside, and fitted wardrobes lined inside with a hanging rail and a shelf.

Floors

Large wood-look planks with a rigid stone and polymer core, which stand up to water, in the living space and bedrooms. Non-slip porcelain on the terraces and ceramic tiles in the bathrooms.

Kitchen

Fitted wall and floor units, with the oven, microwave, induction hob, extractor, fridge and dishwasher included.

Bathrooms

White porcelain fittings, light resin shower trays, a glass screen in the main bathroom and mixer taps.

Air conditioning and hot water

Ducted air conditioning that heats as well as cools, with outlets in the living room and the bedrooms. Hot water comes from an aerothermal system, which draws heat from the outside air.

Buying this as a new build

The first two phases are well advanced, and the third, where these homes are, is estimated for handover in the first quarter of 2028. After a €6,600 reservation, payments run at 25 per cent on signing the private contract, 10 per cent six months later and 65 per cent at the deed, with IVA at 10 per cent added to each.
