The lowest-priced home, a two-bedroom apartment on the ground floor, works out at €6,653 per usable square metre. Estepona’s 2026 average on idealista is €4,307 a square metre of built area. This developer’s list gives the smaller area inside each home instead, so the two do not compare directly. The starting home has 75 square metres inside. ERA Residence is 25 homes in low buildings arranged around a private courtyard, on the Marbella side of Estepona a short way back from the sea. The ground floor holds two bedroom apartments with terraces, and three bedroom homes that run down to a lower floor with a second lounge, a patio and a front garden. Above them are duplex penthouses with two or three bedrooms and a stair up to a private roof terrace that looks towards the sea. The façades are faced in natural stone, with climbing plants trained over the terraces.

Buying this as a new build

Building work is under way and handover is estimated for the fourth quarter of 2026. A €10,000 reservation is followed within 30 to 45 days by 20 per cent of the price, and the remaining 80 per cent is paid when the keys are handed over. IVA at 10 per cent is added to each payment.

With handover this close, most of my work falls at the end: reading the bank guarantee on the 20 per cent you pay now, then going through the finished home with you, roof terrace included, before the remaining 80 per cent changes hands.
