The lowest-priced home, a three-bedroom apartment on the ground floor, works out at €6,059 per usable square metre. Built area, which adds the walls to the floor space, is the basis of the €4,307 a square metre that idealista’s 2026 asking prices give for Estepona as a whole. Measured that way, this home would show a lower rate, so the real gap is narrower than the two numbers suggest. The price table for the area is on the Estepona page.
What is being built
The buildings of Australy Aures are tiered down a steep slope, which lets the terraces look out over the coast to the sea, and their rounded corners are finished in stone, white concrete and glass. The homes on sale now have three or four bedrooms. Ground-floor apartments open onto covered terraces, and the penthouses on the top floor have a large sun terrace with a pergola over the shaded part. Inside the gates are an outdoor pool with a children’s pool, a coworking space and gardens of native Mediterranean plants, and every home has use of the Australy social club, with its heated indoor pool, gym, saunas and gastrobar.

What comes with every home.
Heating, cooling and hot water
The floors are heated by warm water running beneath them, and by electric mats in the bathrooms, with a thermostat in the main rooms. Cooling comes through ducts to vents in the living room and the bedrooms. Hot water is supplied by a high-efficiency aerothermal heat pump, which takes heat from the outside air.
Kitchen
Open to the living room, with modern wall and base units and the ceramic hob on an island or a peninsula. An electric oven and a microwave sit in a tall unit, the extractor is set in the ceiling, and the dishwasher and fridge are hidden behind matching panels. A washer-dryer is included.
Floors, walls and terraces
Porcelain stoneware in the hall, the living room, the passage and the bedrooms, with white skirting, plain painted walls and plasterboard ceilings. Terraces are paved in non-slip stoneware and have a tap, a drain, a light, a power socket and a TV point.
Bathrooms
Ceramic on the walls and porcelain on the floor, white sanitaryware, a resin shower tray with a screen, and single-lever taps, thermostatic in the main shower. The main bathroom adds a ceramic basin on a vanity unit with a compact quartz top, a toilet fixed to the wall and a glass door.
Windows, doors and wardrobes
Aluminium frames with a thermal break, an insulating strip through the frame, and double glazing with an air gap. The bedrooms have insulated roller blinds that open and close at a switch. An armoured front door, white lacquered inside doors 220 centimetres tall with chrome handles, and white lacquered wardrobes lined in melamine.
Structure and walls
A reinforced concrete frame. The outer wall is brick and plasterboard with an insulated air gap between them, clad in factory-made panels, and insulating panels between the homes and the shared areas keep the sound down.
Electrics and fresh air
A video entry phone, LED lighting in the kitchen, the bathrooms and the passages, and a ventilation system that keeps fresh air moving through the home, built to the Spanish building code.

Australy Aures is past the building stage, and the developer is handing over homes as they are sold. A visit shows you the finished apartment, its terrace and the shared grounds, and the keys come with the deed at the notary. VAT at 10 per cent is added to the prices shown.
