That figure blends the coastal strip with inland schemes like this one, so it is a starting point rather than a like-for-like comparison — a golf-course setting a few minutes inland prices differently to a seafront building in the old town. Eagle Hills Estepona is 111 apartments built into the slope of Estepona Golf. Homes have one, two or three bedrooms, with a parking space, a storeroom and a point for an electric-car charger included. The shared grounds carry three pools — one on the roof, one at ground level, and a heated pool indoors next to the sauna — along with a gym, a social club and buggy parking at the level of the course itself.
Shared between the 111 homes
Hot water comes from an aerothermal system, which draws heat from the outside air rather than burning gas, backed by solar panels on the roof. Air conditioning is ducted to the living room and every bedroom, with a separate mechanical system bringing in fresh air.
Fully fitted with high and low units and a Silestone-type worktop, with a panelled fridge to match the cabinets. The oven, microwave, hob, extractor, dishwasher and washing machine are Bosch or an equivalent make.
60 by 60 centimetre ceramic stoneware flooring runs through the home, with matching wall tiles above the basin and in the shower.
White porcelain sanitaryware, with a shower column from Grohe or an equivalent make in the main bathroom.
PVC or aluminium frames with double glazing and an insulating air chamber, laminated safety glass on the ground-floor openings, and thermally insulated aluminium roller shutters on the bedroom windows.
Reinforced concrete floors on reinforced concrete foundations, following the site’s own geotechnical study. The walls between homes are acoustic brickwork lined with mineral wool and plasterboard.
An armoured entrance door, video entry at both the main gate and the building entrance, and a gated complex with its own master-key security system.
In Estepona Golf, inland from the coast on the western side of Estepona, close to the boundary with Casares.
This is an off-plan purchase before construction has started. The building licence has been applied for but not yet granted, and the developer’s own timeline points to completion in the first quarter of 2029.
At this stage that means reading the building licence and the guarantee on your stage payments before any money moves, since there is no finished building yet to inspect.
