Twenty-eight apartments with two or three bedrooms in the village of Benahavís, in the hills behind San Pedro de Alcántara, with a swimming pool on the roof and a parking space under the building for every home. Building work is under way for handover in April 2027, and prices start at €395,000 before IVA.
The lowest-priced home, a two-bedroom apartment on the first floor, works out at €4,538 per built square metre. Idealista’s asking prices for 2026 put Benahavís at €5,413 a square metre. The rate here broadly rises with the floor. Every home on the first floor costs less than that average for each square metre, and the penthouses cost well over it, up to about €8,200, because their prices include a roof terrace that the developer’s list gives separately from the built area. What is being built
Fuente Lirios is a white building of 28 apartments in the village of Benahavís, built in the style of the houses around it, with an inner courtyard planted with olive trees. Every home has two or three bedrooms, two bathrooms and a terrace, and built areas run from about 85 to 129 square metres. The penthouses add a roof terrace of their own, of 59 to 81 square metres. The shared swimming pool is on the roof, with a sun terrace looking out over the village and the wooded hills, and the building has two lifts. Each apartment is handed over with its kitchen and bathrooms fitted, the appliances included and air conditioning throughout.

What comes with every home.
Kitchen
Open to the living room, with natural oak and white units and a white Silestone worktop. The appliances are by Bosch or an equivalent maker and all come with the home: an oven, a microwave, an induction hob, an extractor, a washing machine, and a fridge and dishwasher built into the units.
Bathrooms
An 80 centimetre oak vanity unit hung on the wall, with the basin set into it and a mirror above. The shower tray sits level with the floor behind a fixed glass screen, with the shower taps set into the wall. The taps are by Tres and the toilets by Jacob Delafon, and the walls are tiled from floor to ceiling in sand-coloured Saloni porcelain.
Windows
Brown aluminium frames by Strugal with a double thermal break, a layer of insulation built into the frame to stop heat passing through it, and double glazing. The doors from the living room to the terrace have safety glass, and the bedrooms have motorised shutters.
Doors and wardrobes
A reinforced security door at the entrance and smooth grey doors inside. The fitted wardrobes have grey folding or sliding doors and a linen-coloured lining, with a hanging rail and a shelf for luggage.
Floors
The same sand-coloured Saloni porcelain, in tiles 90 centimetres square, runs through every room, and a non-slip version of it continues onto the terraces.
Heating, cooling and hot water
Air conditioning that heats as well as cools, delivered through ducts, and mechanical ventilation that keeps fresh air moving through the home. Each apartment heats its own water with an air-source heat pump, which draws warmth from the outside air.
Power and connections
LED lighting, white Schneider switches and sockets with USB charging points in the kitchen and the bedrooms, and a dimmer in the living room. Fibre, telephone and television points are fitted, with satellite as well as terrestrial television.

The building is going up now, and the developer expects to hand the apartments over in April 2027. Buying one before then means buying off plan, from the drawings and the specification rather than a finished home. Every price on this page is shown before IVA, which adds 10 per cent on a new home.
Fuente Lirios is in the middle of the village, so I would show you the streets around it and the restaurants and shops within a walk, as well as the drive down to the coast.
