Vélez-Málaga averaged €2,188 a square metre on idealista’s asking prices for August 2026, the highest on their record after a 25.4 per cent rise over the year. Inside the town the range is wide, from €1,486 in the old centre to €2,645 on Camino Viejo de Málaga. El Ensanche is the newer side of town, and newer stock asks at the upper end of that range.
What is being built
Los Olivos Residencial is being built out in phases on the Ensanche, the planned expansion running south from the old town of Vélez-Málaga towards the coast, so the streets are new and the town centre is three minutes away. The buildings face inwards onto their own gardens, and the first phase, already finished and lived in, holds the saltwater pool, the play area and a pergola with benches that the later phases share. The homes are two and three bedroom, each with a terrace, a parking space and a storage room, and the ones at the top are duplex penthouses with a private roof terrace and an outside tap. Inside, the floors are wood-effect porcelain, the kitchens come fitted under a porcelain worktop, and each home has ducted air conditioning and its own air-source unit for the hot water.

Structure and insulation
Reinforced concrete foundations, basement walls and frame. The outer walls are brick with insulation and a cavity behind a single-coat render, and the walls between homes use a sound-absorbing brick with acoustic insulation in the floors as well. The roof is insulated and waterproofed, laid to gravel over the plant and finished as a private roof terrace on the top floor homes.
Floors and tiling
Wood-effect porcelain through the home and tiling in the bathrooms. Walls and ceilings are plastered and painted, with plasterboard ceilings in the bathrooms, kitchen and hallways and a removable panel where the air conditioning unit sits. The entrance halls are panelled with mirrors and LED lighting, and the internal stairs are natural stone.
The kitchen
Fitted units under a porcelain worktop, with an oven, a hob, an extractor hood and a sink with the tap fitted, and connections for a washing machine and a dishwasher.
The bathrooms
Vitrified china sanitaryware with acrylic resin shower trays, chrome single lever taps and dual flush cisterns, and a basin on a unit with a mirror in the main bathroom.
Windows, doors and wardrobes
White PVC window frames on sub-frames, double glazed, with compact roller blind boxes in every bedroom and tilt-and-turn openings where the design calls for them. An armoured entrance door with a security lock and a wide-angle spyhole, white internal doors, and lined fitted wardrobes.
Heating, cooling and hot water
Ducted air conditioning to the living room and the bedrooms, with a wall unit in the main bedroom of the duplex penthouses, and an individual air-source unit for the hot water. There is an outside tap on the penthouse roof terraces.
Electricity and telecoms
Fibre optic broadband to the entry point and the living room, television and network points in the living room and every bedroom, a shared aerial set up for digital television and radio, and a video entry phone.

This is being sold off plan while the later phases go up. A reservation holds the home, a percentage follows on the private contract, and the rest is staged through the build, either monthly or in a small number of larger payments depending on whether you are resident in Spain. The buildings carry the ten year structural insurance Spanish law requires.
That means checking the licence and the guarantee behind your stage payments before anything is transferred, and being clear which phase a home sits in, since the phases are at different stages and hand over at different times.
