Buying this as a new build
The developer sets out the money in four steps. Ten per cent goes down on the private purchase contract, five per cent six months after work starts on site, five per cent again twelve months after it starts, and the remaining eighty per cent when the keys are handed over. Tax comes on top of every one of those figures. A new home in Andalucía carries IVA at ten per cent and stamp duty at 1.2 per cent. The developer notes that the schedule itself may change. Work began on site during the first quarter of 2026, and the keys are due to be handed over in the first quarter of 2028.
The kitchen sitting outside the price is what shapes the work here. A home is quoted with no units and no appliances in it, so putting Almitak next to another new build nearby means adding the fitted package back in before the two figures mean anything, and the same goes for a parking space if it turns out to be priced on its own. The rest is the timetable and the papers behind it. What I want in writing is the licence, the bank guarantee that covers each instalment paid before the building is finished, and a handover date the developer will put its name to.
