The lowest-priced home, a two-bedroom apartment on the first floor, works out at €3,704 per built square metre. That rate divides the price by the built area on the developer’s list, which includes each home’s share of the communal parts. Without that share every home here measures 70.60 square metres built, and on that basis the same apartment comes to about €4,890 a metre. Set against €3,684 a square metre, the idealista asking-price average for Mijas in 2026, the first figure is in line with the town and the second is about a third above it. What is being built

All 99 homes at Coral Mijas Residencial have two bedrooms, two bathrooms and the same floor area inside. The living room and kitchen share one open space of about 29 square metres, and the two bedrooms measure about 13 and 9 square metres. The main bedroom opens onto a terrace of 12.70 square metres. The outside space is what differs from one floor to the next. On the current price list the ground floor homes have private gardens of about 15 to 46 square metres, and on the second floor each penthouse has an internal stair up to a private roof terrace of about 42 to 53 square metres. The buildings are set around a central garden with saltwater pools for adults and children, and a parking space in the basement garage is included with each home.

What comes with every home.

Structure and roofs

The frame and the foundations are reinforced concrete. The foundations are designed from a survey of the ground, and both meet the Spanish building code. The flat roofs are waterproofed and insulated, finished in gravel where no one walks and in non-slip ceramic tiles on the roof terraces.

Walls and insulation

The outer walls are built in layers around a thermal concrete block, which insulates the home against heat and cold, and are finished in painted or coloured render. Each home is divided from its neighbours by a double wall of acoustic concrete block with mineral wool between the two layers. Inside, the rooms are divided by insulated plasterboard partitions, which are moisture-resistant in the bathrooms.

Windows

The frames, in dark lacquered aluminium or PVC, have a thermal break: an insulating layer that stops the frame carrying heat or cold into the room. Depending on the room, the windows open on hinges, slide, or tilt inwards from the top, and the living rooms and bedrooms open onto their terraces through sliding doors. All the glazing is double, with a coating that limits heat passing through the glass on the sides of the buildings that need it. Slatted blinds are fitted.

Doors and wardrobes

The front door is a security door with a wide-angle peephole, finished inside to match the other doors. The doors inside are smooth lacquered wood, hinged or sliding, with concealed hinges, a rubber seal that deadens sound, matt chrome fittings and stainless steel handles. The built-in wardrobes have the same finish, with hinged or sliding doors, a shelf for luggage and a hanging rail.

Floors, walls and ceilings

Grey ceramic tiles run through the home with white wooden skirting boards, and the terraces have non-slip tiles. The developer may lay a rigid floor made of limestone and polymer instead. Walls are painted smooth in soft colours or white, and the bathrooms always in white, with porcelain tiles around the showers and basins. The ceilings are plasterboard throughout, moisture-resistant in the bathrooms.

The kitchen

The kitchen is fitted with wall and base units, a worktop, and a splashback in the same material as the worktop or in white porcelain tiles. The sink is stainless steel, set beneath the worktop, with a pull-out tap. A fridge-freezer, a washing machine, an induction hob, an oven and an extractor hood are included. A kitchen with a peninsula, a section of worktop that runs out into the room, is offered as an upgrade at extra cost.

The bathrooms

Both bathrooms have white porcelain fittings and a shower tiled in white. In the main bathroom there is a double basin, a thermostatic shower mixer that keeps the water at a steady temperature, and a bidet spray beside the WC. The second bathroom has one basin. Every basin has a single-lever chrome tap.

Heating, cooling and hot water

Ducted air conditioning heats and cools the home, with the ducts hidden in the ceiling, vents in the living room and bedrooms, and a digital thermostat. Hot water comes from a 150 litre tank heated by an aerothermal heat pump, a type of pump that extracts warmth from the outside air.

Electrics and telecoms

The living room and bedrooms have sockets with built-in USB chargers, and each ground floor garden has an outdoor socket. The living room, the kitchen and the bedrooms have points for television, radio and telephone, and a colour video entry phone answers the front door.

Buying this as a new build

The frames of the buildings are now going up, and the homes are being sold before completion, with handover estimated for the second half of 2027. You pay €6,000 to reserve, and the payment made on signing the private purchase contract, 30 to 45 days later, brings the total to 30 per cent of the price. The last 70 per cent is paid when the finished home is handed over. The current list runs from €345,000 for a first floor apartment to €400,000 for the ground floor home with the largest garden. Both figures are before IVA, the value added tax charged at 10 per cent on a new home, and every price includes a parking space.

Every home here has the same rooms, so the choice depends on the floor and the outside space, and on the current list the prices differ by up to €55,000. I give you a straight assessment of which of those differences is worth paying for, so that any extra you pay buys the garden, terrace or position you want. Because 30 per cent of the price is paid within weeks of reserving, I also put you in touch early with an independent lawyer, who confirms that those payments are covered by a bank guarantee or insurance and reviews the building licence and the contract.
