Two big urbanisations at the Marbella end of Mijas, around a golf course.

Calahonda and Riviera del Sol are the large urbanisations at the western end of Mijas, where the municipality meets Marbella next to Elviria and Cabopino. Sitio de Calahonda climbs the hillside from the coast road, and Riviera del Sol sits beside it around the Miraflores golf course, with La Cala de Mijas a few minutes east. Idealista lists them as two districts, at €3,706 and €3,481 per square metre, both at or under the Mijas average.

Five of the developments on this site are here, one in Calahonda and four in Riviera del Sol, from €168,445 at Calahonda Sunset to €1,632,397 for a townhouse at Aalto Residences. Coral Mijas, 99 two bedroom apartments and penthouses just west of the Miraflores course, sits in the middle at €345,000. The beach is four to nine minutes by car from all five, and Marbella about twenty.

Before you commit

Worth knowing about Calahonda and Riviera del Sol.

01

Calahonda is many complexes under one name.

Sitio de Calahonda and Riviera del Sol are made up of dozens of separate complexes, each with its own community, pool, gardens and rules, and a listing may give only the urbanisation’s name. What you buy into is the complex as much as the home: its fee, the state of its roofs and pools, and the minutes of its last meeting. Community fees sets out what to ask for. The Buenavista estate, where several new villas are being built, is a separate estate on the hills above Fuengirola.

02

A cooperative is a different way to buy.

Calahonda Sunset, the lowest starting price on file at €168,445 before tax, is being built by a housing cooperative. You join as a member and pay towards the building of the homes rather than buying from a developer, and a management company runs the process. The floor areas of the one bedroom homes and a start date on site are not yet in writing. I go through the cooperative’s rules, the management fee and the guarantee on each payment with you, line by line, before you commit.

03

Most of the new homes are a year or more away.

Residencial Golf View, under construction since October 2025, has the nearest handover, estimated for November 2026. Coral Mijas and Aalto Residences are due in the second half of 2027, and Riviera Hill, where work has not started, in the last quarter of 2028. The payments differ too: 30% within weeks of reserving at Coral Mijas, 15% and then another 15% during the building at Riviera Hill. Buying off plan explains the bank guarantee that should cover each one.

04

The quick road to the airport has a toll.

The AP-7’s main toll plaza is at Calahonda: €5.70 for a car in 2026, and €9.25 from June to September and for seventeen days around Easter. The A-7 coast road is free. The drive times on this page are the developers’ own and do not say which road they assume, so I time the route you would really use, at the hour you would use it.

05

Golf frontage is a view, not a membership.

Residencial Golf View looks across the road at the Miraflores driving range, and Riviera Hill and Coral Mijas are three and four minutes from the club by car. Living beside the course gives you the green outlook and the quiet. A round, or a membership, is a separate matter with the club, at its own price.

06

Riviera del Sol has been rising fastest.

Riviera del Sol asks €3,481/m², up 14.3% in the year to September 2026. Those are sellers’ asking prices, and in a market rising that fast some sellers ask ahead of it. The last sold prices in the same complex are the number to hold them to, and that is the number I go and find. Aalto apart, the new builds that publish their sizes work out between €3,000 and €4,473 a metre on their cheapest homes, close to the resale asking prices around them.

The arithmetic

What it costs, and what it costs to hold

Sitio de Calahonda asks €3,706/m² as of September 2026 and Riviera del Sol €3,481/m², up 14.3% in the year. Both sit at or under the Mijas average of €3,717/m², and a fifth to a quarter under Elviria · Cabopino across the Marbella boundary, which asked €4,623/m² in August. The new developments on file start at €168,445 at Calahonda Sunset, then €290,000 at Riviera Hill, and €330,000 and €345,000 for two bedroom homes at Residencial Golf View and Coral Mijas. The townhouses at Aalto Residences start at €1,632,397.

A new build pays 10% VAT and 1.2% stamp duty on top of the price, plus notary, registry and your lawyer, so plan for 12 to 14% in all. A resale pays 7% transfer tax instead, about 10 to 11% in all. Then the annual side: IBI to Mijas town hall, rubbish collection and the community fee. In an established complex, ask for the last two years of accounts and the minutes of the last meeting. In a new one, ask for the budget. Riviera Hill’s grounds carry a heated indoor pool, a spa, a gym and a concierge, and the fee is what pays for them.

€/m² figures are idealista asking prices for September 2026, the same source as the town table used across the rest of this site, and August 2026 for Marbella’s districts. New-build starting prices and €/m² are from the developers’ lists on file in October 2026, before VAT, cheapest home in each development.

In context

Where it sits inside Mijas.

Idealista splits Mijas into eleven districts, and the two on this page sit either side of the middle, at or under the municipal average. This is the whole table for September 2026, with Fuengirola underneath and, for the boundary, Marbella’s Elviria · Cabopino district from August.

District · September 2026 asking €/m²
La Cala de MijasThe beach village a few minutes east, a quarter dearer per metre.€4,613
Calaburra - ChaparralThe coast between La Cala and Fuengirola, further east.€4,567
Valtocado - La Alquería - La AtalayaHillsides inland, around the white village.€3,878
MijasThe municipal average across all eleven districts.€3,717
Sitio de CalahondaThis district: the big urbanisation at the Marbella end, a hair under the average.€3,706
Mijas PuebloThe white village up the mountain, with the view.€3,630
Hipódromo - Cerrado del ÁguilaThe slopes behind El Chaparral, around the racecourse, with eight new developments on file.€3,574
La Cala Golf - Lagar MartellThe golf valley inland of La Cala, with the three-course resort.€3,505
Riviera del SolThis district too: the urbanisation around Miraflores, up 14.3% in a year.€3,481
Las LagunasThe town beside Fuengirola, at the other end of Mijas Costa.€3,307
Mijas GolfThe older golf valley behind Fuengirola.€3,143
Campo de MijasInland and rural, the cheapest district.€2,975
FuengirolaThe nearest train, at the far end of the Mijas coast.€4,452
Elviria · Cabopino (Marbella, Aug 2026)Next door over the Marbella boundary, a quarter more than Calahonda.€4,623

The Elviria · Cabopino line is the one to hold this page against. It is the same coast over the Marbella boundary, and it asked €4,623/m² in August 2026, a quarter more than Sitio de Calahonda. Much of that difference is the name on the deed. If the beach, the golf and the drive to Puerto Banús matter more to you than the name, Calahonda gives you all three for less.

Two questions about new builds in Calahonda and Riviera del Sol

What do the two-bedroom new builds in Calahonda and Riviera del Sol come to?

Across the 80 two-bedroom apartments and penthouses on the developers’ current lists, the middle size is about 95 m² built, with a terrace of about 13 m², and the middle price is €370,000. The cheapest is €325,000.

When will the new builds in Calahonda and Riviera del Sol be finished?

The developers give a handover date for all 5 developments here. The first is Residencial Golf View, with handover in November 2026, and the last is Riviera Hill, with handover in the fourth quarter of 2028. These are the developers’ own estimates.

Working for the buyer

Looking for a buyer’s agent in Calahonda and Riviera del Sol?

That is what I do. I’m Michael from Lunessa Homes — a British buyer’s agent living in Málaga, fluent in Spanish, working on the buyer’s side of the search. One client at a time, and Calahonda and Riviera del Sol sits inside the stretch of coast I cover, Estepona to Nerja.

  • Viewings you don’t have to fly for. I walk Calahonda and Riviera del Sol myself and report back straight — including the places that aren’t worth your trip.
  • A price sense you can hold me to. Sitio de Calahonda · Sep 2026 €/m² is €3,706. When an asking price ignores that, I’ll tell you.
  • Local, not general. 20 min to Puerto Banús by car — the kind of detail that decides a street, and only shows up on the ground.
  • The parts that trip people up. The NIE, the lawyer, the bank, the paperwork in Spanish — handled alongside the search, not left to you afterwards.
