The specification
What comes with every home.
Heating, hot water and air conditioning
Ducted air conditioning that heats as well as cools, set from a thermostat. Hot water comes from an aerothermal system, which takes its heat from the outside air rather than burning gas. The main bathroom has electric underfloor heating.
Kitchen
Units and worktops in compact quartz. The extractor hood, ceramic hob, oven, microwave, fridge, dishwasher and washing machine are all included.
Bathrooms
Wall-hung WCs, flat shower trays with fixed glass screens, and Hansgrohe taps. The main bathroom adds a thermostatic rain shower, a bidet shower and a basin unit with two drawers.
Windows, doors and wardrobes
Lacquered aluminium frames with a thermal break, which stops heat crossing the frame, and low-emissivity glass that keeps out the heat of the sun. Aluminium blinds, motorised in the living room and the main bedroom. An armoured entrance door, white grooved internal doors and white fitted wardrobes lined in textile board.
Floors, walls and ceilings
Porcelain floors throughout, with a non-slip porcelain on the terraces and the solarium. Bathrooms are tiled in porcelain. Ceilings are plasterboard, and walls are painted in a choice of three light shades.
The roof solarium
Each penthouse has a private solarium on the roof with a four-person hot tub, power sockets, lighting and a television point.
Walls and insulation
Internal walls are brick and plasterboard with mineral wool inside. The outside walls are perforated brick, rendered on the outside and lined with plasterboard within. Drainage pipes are the acoustic type, so running water is quieter.
Power and data
Television, telephone and data points in every room except the bathrooms, and a recessed LED strip along the bedroom corridor.
The kitchen in a show home, with white gloss units and a white quartz worktop.

The building is finished, so the purchase is short and simple. A €40,000 deposit reserves the penthouse, and the balance is paid at the notary when the deed is signed and the keys are handed over. There are no stage payments and no build to wait for.
The penthouses share one interior layout, so what separates them is the size of the terrace, the outlook and the price. I compare those for you, check the town hall has licensed the building to be lived in, and negotiate on your behalf.
