The lowest-priced home, a three-bedroom apartment on the second floor, works out at €7,008 per usable square metre. Set that beside the €4,307 a square metre idealista gives as Estepona’s 2026 average and the gap looks wide, but the town figure is measured on built area, a larger number for any given home. What is being built

South Sand is a gated scheme of 74 apartments on Calle Hungría in Las Mesas, about a kilometre inland from Estepona marina. The buildings have curving terraces and a façade in earthy tones, set among gardens planted to need little water, and most homes look out to the sea, the town or the mountains. The three and four bedroom homes have two bathrooms and terraces of around 40 square metres, facing south or east. Residents share an outdoor pool, a children’s pool, a heated indoor pool, a gym and a multipurpose room.

What comes with every home.

Air conditioning and hot water

Ducted air conditioning that heats as well as cools throughout the home, with thermostats so that rooms can be set separately. Hot water comes from an aerothermal heat pump, which draws heat from the outside air, and a ventilation system filters and renews the air indoors.

Kitchen

Fitted with tall wall and base units, a porcelain worktop and a matching panel behind it. An induction hob, an extractor, an oven and a microwave in a tall unit, a dishwasher and a fridge are included.

Floors, walls and terraces

Porcelain floor tiles in the hall, the living room, the corridor and the bedrooms, with white skirting, smooth painted walls and suspended ceilings. Non-slip tiles on the terraces, with a tap, a drain, lighting, a power socket and a television point.

Bathrooms

Ceramic tiles on the walls and porcelain on the floors, a wall-hung basin set into a vanity unit, a resin shower tray behind a glass screen, and white fittings.

Windows, doors and wardrobes

Aluminium frames with a thermal break, an insulating strip that stops heat and cold passing through the frame, and double glazing. Motorised insulated blinds in the living room and the bedrooms. An armoured front door, white lacquered doors inside with chrome handles, and fitted wardrobes with a hanging rail, a shelf and drawers.

Walls and façade

The outside wall is brick and plasterboard with an insulated air gap between them, finished in render. Plasterboard walls divide the rooms, with sound-insulating panels between one home and the next and between the homes and the shared areas.

Electrics and entry

A video entry phone linked to the lobbies and the main gate, and LED lighting in the bathrooms, the kitchen and the corridors.

Buying this as a new build

The buildings are under construction, with handover estimated for October 2026. That makes this a purchase near the end of the build, where the site itself shows much of what you are buying.
