What is being built

Privilege Suites is 15 homes in a gated building beside Marina de Casares: duplexes with gardens on the ground floor, apartments with covered terraces above, and duplex penthouses on top. The building steps back towards the sea, so the terraces open out to the view, while the side facing the hills is closed and geometric. The penthouses have a solarium on the roof with a private pool and an outdoor kitchen. Below ground there is parking and a storeroom for every home.

The specification

What comes with every home.

Heating, cooling and controls

An air-source heat pump heats and cools, with underfloor heating on water and the temperature set room by room. Fresh air is brought in mechanically, and basic home automation runs the lights and the air conditioning.

Kitchen

Fitted units in a choice of two layouts and three colour schemes, with an Inalco worktop and a glass extractor hood. The induction hob, oven, microwave, dishwasher and integrated fridge-freezer are by Siemens or a similar make.

Floors

Large porcelain tiles of 90 by 90 centimetres inside and out, with a non-slip grade on the terraces.

Bathrooms

The main bathroom is tiled floor to ceiling in large slabs, with a mirror lit from behind, a basin set into the counter and a rain shower. Toilets are wall-hung, and the taps are brushed steel.

Windows and doors

Aluminium frames with a thermal break and double glazing that cuts noise as well as heat. The sliding doors from the living room and bedrooms run in a track sunk into the floor, so there is no step onto the terrace. The front door is armoured.

Brick outer walls with an air gap and rock wool insulation, lined inside with plasterboard.

Buying this as a new build

Building work is under way, and no completion date has been published yet. A deposit of €10,000 holds a home, 30% is paid at the purchase contract, a further 10% later in the build, and the remaining 60% at the deed.
