The lowest-priced home, a two-bedroom apartment on the ground floor, works out at €7,308 per built square metre. The developer’s own price list arrives at a lower rate, between about €4,900 and €6,000 a square metre, because it adds the terraces in full to the built area. The difference matters here, where one ground floor home has 88 square metres of terrace to go with 130 square metres built. For Estepona as a whole, idealista’s 2026 asking prices give an average of €4,307 a square metre, taken across homes of every age rather than new ones alone. What is being built

Solaia Residence is 22 homes on a plot of 6,370 square metres in Cancelada. The buildings are curved, with deep terraces, and stand in gardens of Mediterranean plants around a pool. Twelve of the homes are three bedroom apartments of about 130 to 136 square metres built. The others are two bedroom apartments of 123 square metres on the ground floor, four bedroom apartments of about 214 square metres, and two penthouses with three bedrooms and about 158 square metres. Terraces start at about 39 square metres and reach more than 270 on the penthouses. A geothermal system heats and cools the homes and warms the pool, and solar panels on the roof generate electricity for the shared areas.

What comes with every home.

Structure and walls

The frame of the building is reinforced concrete. Its outer walls are built of brick with insulation for heat and sound, then rendered to keep out water and painted. Between homes, the walls are sound-insulating brick with a further layer of insulation, lined with plasterboard.

Floors, walls and ceilings

Porcelain tiles one metre square run through the homes and out onto the terraces, where they have a non-slip finish. The bathroom walls are tiled to match the floors, and elsewhere the walls are finished in off-white paint. The ceilings are plasterboard, with extra sound insulation where they hold the air conditioning units.

Windows and glass

The window frames are dark brown aluminium. Each has a thermal break, which means the frame is made in two halves joined by insulation, so that heat and cold outdoors do not pass through the metal. The double glazing cuts noise and ultraviolet light and has a low-emissivity coating, a thin layer that keeps warmth in during winter and turns back the heat of the sun in summer. The terrace railings are laminated safety glass.

Doors and wardrobes

A reinforced front door with concealed hinges. The doors inside are smooth white lacquer, also on concealed hinges, with sliding doors in some rooms. The built-in wardrobes have soft-closing lacquered doors, drawer units and LED lighting on a sensor.

The kitchen

Fitted units in a cream tone around an island, with doors and drawers that open at a push and close softly. The worktop and splashback are porcelain, with hidden LED lighting, a double sink, a power socket in the island and built-in recycling bins. The kitchen comes with a dishwasher, an oven, a microwave, an induction hob and an extractor hood.

The bathrooms

Porcelain tiles cover the floors and walls and carry on into the showers, which have a hidden drain, a toughened glass screen and a shower head built into the ceiling, on a thermostat so that the water does not run suddenly hot or cold. The toilets have a built-in bidet and a heated seat. The basins sit on wooden vanity units under lit mirrors that do not steam up, with heated towel rails set into the walls and lit niches above the toilet and in the shower.

Heating, cooling and hot water

A geothermal system heats and cools the homes and provides the hot water. Geothermal means the system draws its warmth, and its cooling, from the steady temperature of the ground below the building rather than from gas or the outside air. The heating runs under the floors, each room has its own temperature control, and a mechanical ventilation system draws fresh air in and stale air out.

Electrics and home automation

The lighting, heating and cooling can be run from a home automation system, and visitors are answered through a video entry phone. Wired internet sockets are fitted in the living room, kitchen and main bedroom, with television points in the living area and every bedroom, and double USB sockets in the living and sleeping areas.

Buying this as a new build

A home is reserved with €20,000 plus IVA, Spain’s 10 per cent tax on new homes, and the balance is paid in three parts, each with IVA added. Thirty days after reserving, the private purchase contract is signed and the payments are brought to 40 per cent. The next 20 per cent is payable six months after the contract, or earlier if the structure of the building is completed before then. The final 40 per cent is paid when you sign the deed at the notary and collect the keys, which the developer estimates for the second quarter of 2027.

At Solaia Residence the terraces vary far more than the rooms inside, so once you have settled on the number of bedrooms, most of the difference in price lies in the terrace, the floor and the outlook. I compare the homes with you on those three points against their prices, tell you plainly where the extra money is justified, and then negotiate on your behalf. The thirty days between reservation and contract are for the legal checks.
