The place, plainly

The beach, the hotels and the hill behind them, between Marbella town and Puerto Banús.

Nagüeles and the Golden Mile is the stretch of Marbella between the town and Puerto Banús. The Golden Mile is the old coast road, now a boulevard named after Prince Alfonso de Hohenlohe, with the beach, the Marbella Club and Puente Romano on its sea side. Behind it the ground rises through gated communities such as Coto Real, Lomas del Rey and Condado de Sierra Blanca to the villa streets of Rocío de Nagüeles and the foot of La Concha, the mountain behind Marbella.

One new development is on file here, Earth, finished and priced from €5,350,000, along with six higher-value homes, all resales, from €1,499,000 in Coto Real to €4,650,000 inside Puente Romano. Puerto Banús and Nueva Andalucía are next door to the west, the old town to the east, and the district asks more per square metre than any other part of Marbella.

  • Nagüeles · Milla de Oro asks €8,336/m² (idealista, August 2026), the highest of Marbella’s seven districts, 40% above the municipal average of €5,956/m² and a third above Nueva Andalucía at €6,239/m².
  • One new development is on file: Earth, 28 apartments and penthouses with three and four bedrooms, finished, on the hillside above Puente Romano. It starts at €5,350,000, which works out at €17,423/m² on the cheapest home.
  • The one villa on file is in Rocío de Nagüeles, on the hillside just inland of the Golden Mile: four bedrooms on a plot of 1,188 m², asking €3,850,000. The five apartments and penthouses are in Coto Real, Lomas del Rey, Jardines Colgantes, Condado de Sierra Blanca and Puente Romano.

Before you commit

Worth knowing about Nagüeles and the Golden Mile.

01

The motorway splits the district in two.

The A-7 crosses the hillside between the Golden Mile and the villa estates. Below it are Puente Romano, Coto Real, Lomas del Rey and Earth, between the motorway and the sea. Above it are Rocío de Nagüeles, Jardines Colgantes and Sierra Blanca, with bigger plots, the view down to the sea and a longer way to the sand. The apartment on file inside Puente Romano is 0.9 km by road from Nagüeles beach, the villa in Rocío de Nagüeles 4.1 km. Choose the half before you compare prices across it.

02

The average hides a very wide spread.

Idealista’s €8,336/m² covers beachfront apartments, gated communities on the hill and villas on large plots. On the six homes on file the asking price runs from €5,940/m² for a penthouse in Jardines Colgantes to €24,734/m² for an apartment inside Puente Romano. Set a home against recent sales on its own estate, not against the district figure.

03

Gated communities have their own running costs.

Four of the six homes on file are in gated communities, Puente Romano among them, and the community charge is where the cost of running them shows. On the homes on file it runs from €205 a month in Coto Real to €828 in Jardines Colgantes. Ask for the last two years of accounts and the minutes of the last general meeting before an offer, not the figure on the listing.

04

At this price the wealth tax return comes into it.

A non-resident owner is liable to Spain’s wealth tax on what they own here, after an allowance of €700,000. Andalucía rebates it in full up to €3.7 million of net Spanish assets, and a bill is due above that. A return must be filed once your Spanish assets pass €2 million, even when nothing is payable, and five of the seven prices on this page are above that line. Settle whose name to buy in with your tax adviser before the deed.

05

Most of what is on file is renovated resale.

Earth is the only new development on file. The six homes are all resales and five of them have been renovated. The apartment inside Puente Romano is in a building completed in 1992. A renovation adds to the price, so have your lawyer confirm it was done with the right permits, and have the building surveyed, before you pay for someone else’s work.

06

Asking is not achieved.

The €/m² figure is what sellers of resale homes are asking on idealista, and the six homes’ prices are asking prices too. Earth’s is the developer’s list price, which rarely moves on a finished building, though what comes with it, the parking, the storage, the furniture, often does.

The arithmetic

What it costs, and what it costs to hold

Nagüeles and the Golden Mile ask €8,336/m² as of August 2026, the top of Marbella’s seven districts, 40% above the municipal average and 81% above San Pedro de Alcántara at the other end of the town. The six homes on file run from €1,499,000 to €4,650,000, and Earth, the one new development, starts at €5,350,000 for a finished four bedroom penthouse of 307 m².

A resale pays 7% transfer tax plus notary, registry and your lawyer, so plan for 10 to 11% in all. A new build pays 10% VAT and 1.2% stamp duty instead, about 12 to 14% with the fees. Then the annual side. On the homes on file the IBI runs from €775 to €2,359 a year, the rubbish charge from €93 to €210 a year and the community charge from €205 to €828 a month.

€/m² figures are idealista district asking prices for August 2026, the same source as the town table used across the rest of this site. The homes’ prices and running costs are from their listings on file in October 2026, and Earth’s price is from the developer’s list, before VAT.

In context

Where it sits inside Marbella.

Marbella is not one market. Idealista splits the municipality into seven districts, and this one is the top of the table. This is the whole table for August 2026, so you can see what the Golden Mile adds to a square metre and where the same money goes further.

District · August 2026 asking €/m²
Nagüeles · Milla de OroThis district: the beach, the grand hotels and the estates under La Concha.€8,336
Nueva AndalucíaNext door to the west, the golf valley behind Puerto Banús, with no beach of its own.€6,239
MarbellaThe municipal average across all seven districts.€5,956
Rio Real · Los MonterosEast of the old town, with two golf courses and the public hospital.€5,531
Las Chapas · El RosarioFurther east, villa hills above the A-7 and the beach below it.€5,407
Marbella PuebloThe old town and its streets, next door to the east.€5,170
Elviria · CabopinoThe eastern end, with the dunes at Artola and the marina at Cabopino.€4,623
San Pedro de AlcántaraThe town beyond Puerto Banús, with a promenade and the lowest figure in Marbella.€4,600

The Nueva Andalucía line is the one to set against this page. It is next door, it asks a quarter less per square metre, and what it does not have is a beach. If the sand and the hotels are not why you are coming, the Golf Valley deserves a morning of your time before you commit here.

Working for the buyer

Looking for a buyer’s agent in Nagüeles and the Golden Mile?

That is what I do. I’m Michael from Lunessa Homes — a British buyer’s agent living in Málaga, fluent in Spanish, working on the buyer’s side of the search. One client at a time, and Nagüeles and the Golden Mile sits inside the stretch of coast I cover, Estepona to Nerja.

  • Viewings you don’t have to fly for. I walk Nagüeles and the Golden Mile myself and report back straight — including the places that aren’t worth your trip.
  • A price sense you can hold me to. Nagüeles · Aug 2026 €/m² is €8,336. When an asking price ignores that, I’ll tell you.
  • Local, not general. 7 min to Puerto Banús by car — the kind of detail that decides a street, and only shows up on the ground.
  • The parts that trip people up. The NIE, the lawyer, the bank, the paperwork in Spanish — handled alongside the search, not left to you afterwards.
