Buying property in Buenas Noches.
The far western end of Estepona, where the town gives way to Casares. Four new apartment developments a few hundred metres from the sea, with a marina ten minutes away in each direction.
The last stretch of Estepona before Casares, a few hundred metres from the sea.
Buenas Noches is the western end of Estepona’s coast, about six kilometres from the town centre, where the municipality gives way to Casares Costa. It is an established area of villas and urbanisations on both sides of the A-7, and the four new developments on this page are going up on the inland side of it, between the older streets and the slope that climbs towards Estepona Golf.
What it has is the sea close by, a marina about ten minutes away in each direction and Finca Cortesín’s golf course seven minutes off. What it does not have is a long sandy beach on the doorstep or a town centre. The nearest beaches are small and rocky, and Estepona itself is 12 minutes by car.

What I actually know about Buenas Noches
- Four new developments are on file for Buenas Noches, with starting prices from €515,000 to €644,000 on the developers’ lists in October 2026. Three are under construction and one is selling before building starts.
- Idealista does not publish a separate line for Buenas Noches. Estepona as a municipality averages €4,307/m² in 2026. The cheapest homes in all four new developments here work out above it, between €5,186 and €6,230 per square metre.
- Equilibrio’s developer puts it about six kilometres west of Estepona’s town centre and under two kilometres east of Finca Cortesín, which is in Casares.
- Equilibrio is 220 metres from the sea and Absolute about 500 metres from the beach. Unika I and Unika Collection are three minutes by car from the beach at Bahía Dorada.
- Estepona’s tourist office describes Bahía Dorada beach as rocky, with water that runs from dark green to pale blue, and popular for fishing and diving. La Galera, the other beach close by, is small and quiet, with rocks on the seabed that draw divers.
- The Torre de Arroyo Vaquero, a round watchtower 11 metres high built in 1575 and restored in 1987, stands in the gardens of the Bahía Dorada urbanisation just to the east.
- Finca Cortesín’s golf course is seven minutes by car and Estepona Golf nine. Estepona’s marina and Puerto de la Duquesa are each nine or ten minutes away, in opposite directions.
- Estepona’s centre is 12 minutes by car and Puerto Banús 22 to 26. Sotogrande’s marina is 20 to 23 minutes, and Sotogrande International School is in Sotogrande too.
- Estepona’s public hospital is seven minutes by car from Unika Collection. Gibraltar airport is 39 to 41 minutes away and Málaga airport 50 to 68.

Worth knowing about Buenas Noches.
Close to the sea is not on it.
Equilibrio is 220 metres from the water and Absolute about 500, but all four are on the inland side of the A-7, so the walk down crosses the coast road. None of them is frontline, and the view from each depends on the floor and on what stands between the terrace and the water.
The nearest beaches are small and rocky.
Bahía Dorada and La Galera have rocks on the seabed, which is why the town points divers and anglers to them. Arroyo Vaquero, a little further east, has a sandy shore, and Playa del Cristo by Estepona’s marina, nine or ten minutes away, is the sheltered cove the town recommends for children.
It sits between two marinas.
Estepona’s marina is nine or ten minutes east and Puerto de la Duquesa, in Manilva, about the same the other way, with Finca Cortesín’s golf course on the way and Sotogrande beyond. For the daily round the town is Estepona, 12 minutes away. For a meal out or a mooring, there is a choice of direction.
New blocks in an established area.
The four developments are going up among older villas and urbanisations, so the streets are settled and the neighbours already live here. It also means the new buildings look over older ones, and older ones over them. Check exactly what is in front of the terrace, and what could be built there, before you choose a floor.
Nothing here is finished yet.
Equilibrio is due at the end of 2026, Absolute in the first quarter of 2027 and Unika I during 2027, and Unika Collection has opened sales before building starts. For now every purchase here is off-plan, meaning you buy before the building is finished, so how your stage payments are protected matters as much as the plan of the flat.
What you share, you pay for.
The two Unika developments share a heated indoor pool, saunas, a gym, a yoga room and a coworking space. Equilibrio, with 15 homes, has an outdoor pool and gardens. The community fee follows the facilities and how many homes share them, so ask each developer for the budget, and see what a community fee covers, before you reserve.

What it costs, and what it costs to hold
The four new developments on file for Buenas Noches start at €515,000 for a two bedroom apartment at Unika I, and the dearest starting price is €644,000 at Absolute. Each starts with a two bedroom apartment of 90 to 115 m², and the three bedroom homes and penthouses are priced above that. Per square metre, the cheapest homes run from €5,186 at Unika Collection to €6,230 at Equilibrio.
A new build pays 10% VAT and 1.2% stamp duty on top of the price, plus notary, registry and your lawyer, so plan for 12 to 14% in all, about €62,000 to €72,000 on €515,000. Then the annual side: IBI to Estepona town hall, rubbish collection and the community fee. A heated indoor pool and two saunas cost more to run than an outdoor pool and a garden, so compare the community budgets as closely as the prices.
Starting prices and €/m² figures are from the developers’ price lists on file in October 2026, cheapest home in each development, before VAT. The Estepona municipal average is idealista’s 2026 figure, as used on the areas page.
What Buenas Noches costs, development by development.
Idealista does not split Estepona into districts, so Buenas Noches has no asking-price line of its own. The four developers’ lists stand in for it: each development’s starting price, worked out per square metre on its cheapest home, dearest first, with the Estepona municipal average underneath for scale.
All four sit above the municipal average, in a band only about €1,000 a square metre wide, so price alone will not choose between them. What will is what is shared and when it is finished. Equilibrio, with 15 homes, is due first, with an outdoor pool and gardens. The two Unika developments add a heated indoor pool, saunas and a gym, and Unika Collection, the lowest per metre, is also the furthest from completion.
What each rung of the ladder looks like.
These are the starting prices of the four new developments on file for Buenas Noches, from the developers’ own price lists, cheapest first. They sit within €130,000 of each other, and every one starts with a two bedroom apartment.

Looking for a buyer’s agent in Buenas Noches?
That is what I do. I’m Michael from Lunessa Homes — a British buyer’s agent living in Málaga, fluent in Spanish, working on the buyer’s side of the search. One client at a time, and Buenas Noches sits inside the stretch of coast I cover, Estepona to Nerja.
- Viewings you don’t have to fly for. I walk Buenas Noches myself and report back straight — including the places that aren’t worth your trip.
- A price sense you can hold me to. lowest new-build starting price is €515,000. When an asking price ignores that, I’ll tell you.
- Local, not general. 3 min to the beach at Bahía Dorada by car — the kind of detail that decides a street, and only shows up on the ground.
- The parts that trip people up. The NIE, the lawyer, the bank, the paperwork in Spanish — handled alongside the search, not left to you afterwards.
