This guide looks at the Costa del Sol from a family’s point of view. It takes four things that can be checked, the schools, the space the money buys, the beach and the hospital, and names the districts that do well on most of them, each linked to its own page. It also lists the new houses with gardens in those districts, from the developers’ price lists on file in October 2026. The schools themselves, with their curricula, ages and fees, are in the international schools guide, and this guide points to it rather than repeating it.
Start with the school
The coast’s international schools sit in four clusters, as that guide sets out. The largest is around Marbella, San Pedro and Nueva Andalucía, with two more schools to the east in Elviria and Ojén. The second is in Estepona and Sotogrande. The third is around Fuengirola, Mijas and Benalmádena, where the Nordic schools are. The fourth is in Málaga city. The coast road between the clusters is slow in term time, so the school decides the radius of the search, and the home is chosen inside it.
State schools are the other route. Every child living in Spain from three to sixteen has the right to a free place, given by points mainly for how close the family lives. For the 2026/27 school year the application window ran from 1 March to 7 April, and a family arriving after it is placed in a school with space. Every route needs the family registered as living at a local address, on the town’s padrón, which the padrón guide explains. That is the point at which the school and the home meet.
Space for the money
The price of a square metre decides how big a home the budget buys. These are the district asking prices published on this site’s area pages, with what 120 square metres comes to at each one.
| District | Asking price a square metre | 120 m² at that price |
|---|---|---|
| Las Lagunas, Mijas | €3,307, September 2026 | €396,840 |
| Arroyo de la Miel, Benalmádena | €3,415, September 2026 | €409,800 |
| Los Pacos, Fuengirola | €3,524, September 2026 | €422,880 |
| Hipódromo and Cerrado del Águila, Mijas | €3,574, September 2026 | €428,880 |
| Estepona | €4,307, 2026 average | €516,840 |
| San Pedro de Alcántara, Marbella | €4,600, August 2026 | €552,000 |
| La Cala de Mijas | €4,613, September 2026 | €553,560 |
| Elviria and Cabopino, Marbella | €4,623, August 2026 | €554,760 |
| El Higuerón, Fuengirola | €5,612, September 2026 | €673,440 |
| Nueva Andalucía, Marbella | €6,239, August 2026 | €748,680 |
The prices are idealista’s asking prices for resale homes, so they show the scale rather than what any one home will sell for. A family moving from Nueva Andalucía to Las Lagunas gets about 90% more floor space for the same money.
New houses with gardens
Most new building on the coast is apartments. The new townhouses and villas page lists every new development with a house on its price list, 68 in October 2026, and 33 of them have a house for under €1,000,000. These are the ones in or near the districts in this guide, from the developers’ own lists, with the starting price before 10% VAT and 1.2% stamp duty.
| Development | District | Homes | From | Private gardens |
|---|---|---|---|---|
| Blue View Heights | Manilva | Three and four bedroom townhouses, finished | €395,500 | Not listed |
| Savia | Hipódromo, Mijas | Three and four bedroom townhouses, under construction | €465,000 | 16 to 40 m² |
| Altoasis | Azata Golf, Estepona | Three bedroom townhouses, finished | €470,250 | Not listed |

| Cala Serena Sun | La Cala de Mijas | Three and four bedroom townhouses, handover in the fourth quarter of 2028 | €676,000 | 14 to 40 m² |
| Idilia Meraki | Rincón de la Victoria | Four bedroom townhouses, finished | €695,000 | Not listed |

| Almara Villas | Torreblanca, Fuengirola | Two and three bedroom villas, handover in the second half of 2028 | €850,000 | 132 to 204 m² |
A finished development, like Blue View Heights, Altoasis or Idilia Meraki, gives a date you can plan a school year around. The others are paid in stages against a bank guarantee and handed over when built.
The districts
Las Lagunas, Mijas. The town part of Mijas, beside Fuengirola, where most of the municipality lives. It has the Gran Parque de la Costa del Sol and the municipal sports ground, Fuengirola station four to seven minutes away by car and the beaches five to nine. At €3,307 a square metre it asks about a quarter less than Fuengirola. The new developments on file here are apartments, from €213,000, so a family that wants a house looks a little further out, to the Hipódromo.
El Higuerón, Fuengirola. The hill at the eastern end of Fuengirola, where most of the town’s new building is, with Carvajal station at the bottom and the airport 14 to 20 minutes by car. It is a car district and the dearest in Fuengirola, at €5,612. Its townhouses are why a family looks here. Korall Residences has a separate pool for children and, on the developer’s figures, the station five minutes away on foot. In 2026 Renfe’s children’s pass lets anyone born from 2012 travel free on the Cercanías trains, and a young person born between 2000 and 2011 pays €10 a month. Organic Higuerón and Veridian start at €789,000 and €797,000, and Kala Residences and The Kos at €995,000.
Nueva Andalucía, Marbella. Aloha College, a not-for-profit British school for ages three to eighteen, is inside the district, and the developer of Aloha Forest, an apartment development, puts it ten minutes away on foot. The district works as a neighbourhood all year, with a Saturday market and supermarkets, but nothing in it is on the beach, which is a five-minute drive. At €6,239 it is the dearest district in this guide, and much of its housing dates from the 1970s to the 1990s.
San Pedro de Alcántara, Marbella. A town with a beach and a promenade within a walk of most of it, the boulevard as its park, its own health centre, Laude San Pedro International College and Calpe School, a primary school. It asks €4,600. The developer of Breeze, apartments in Guadalmina Alta, puts Calpe School five minutes away and Laude San Pedro seven. The new houses on the sea side of the town start at €2,525,000.
Elviria and Cabopino, Marbella. English International College is in Elviria, and Deutsche Schule Málaga is in Ojén, above it, running nine bus routes from Málaga to Estepona. At €4,623 Elviria is the value end of Marbella, and Serenity Hills is selling townhouses there.
The Hipódromo and La Cala de Mijas. Inland from La Cala, around the racecourse, the Hipódromo and Cerrado del Águila district asks €3,574 and has two of the lowest-priced new houses in this guide, Savia and Green Valley. Green Valley’s gardens, up to 443 m², are the largest in the table. La Cala de Mijas, the beach village with its promenade and its own health centre, asks €4,613, and Cala Serena Sun’s townhouses are five minutes by car from the beach on the developer’s figures.
Estepona. Atlas American School is at Selwo Hills, Mayfair International Academy and The International School Estepona are in the town, and Colegio San José offers the IB. Estepona has its own public hospital with a 24-hour emergency department. Altoasis, at Azata Golf, is a finished development of townhouses whose developer puts the nearest schools and the hospital three minutes away.
Benalmádena. Arroyo de la Miel, the town part, asks €3,415 and has the station and the schools, and Benalmádena is 12 to 18 minutes from the airport by car. The Benalmádena International College, the Colegio Internacional Torrequebrada with all three IB programmes and the Norwegian school are here, and Benalmádena has a public and a private emergency department open around the clock. New houses are scarce: none of its five new developments on file has a house.
Rincón de la Victoria. East of Málaga, Novaschool Añoreta teaches in Spanish and English up to the IB Diploma. Idilia Meraki’s finished four bedroom townhouses are three minutes by car from Playa Los Claros, on the developer’s figures. Rincón’s health centres refer to the Regional hospital in Málaga.
Manilva. Blue View Heights has the lowest-priced new townhouses on file, but Manilva is at the far western end, an hour and seven minutes from Málaga airport by car on the developer’s figures, and its nearest international schools are in Estepona and Sotogrande.
Health care for a family
The public hospital for the western half of the coast, the Hospital Universitario Costa del Sol in Marbella, has a 24-hour emergency department for adults and children and serves every town from Manilva to Fuengirola and Mijas. In Málaga, the Regional hospital’s Materno-Infantil has a 24-hour emergency department for children up to 14. Among the private hospitals, Quirónsalud Marbella treats adults and children and has an obstetrics service, and Vithas Xanit Internacional in Benalmádena treats adults and children. Which hospital each town is assigned to, and the private emergency departments open around the clock, are set out in hospitals on the Costa del Sol. Registering for the health card, like the state school place, needs the family on the padrón.
The year-round question
A family usually wants neighbours in February as well as in August. The 2021 census counts how many homes in each municipality are someone’s main home, in the INE’s census table: 69% in Fuengirola, 61% in Benalmádena, 56% in Marbella, 55% in Estepona and 54% in Mijas, against 40% in Manilva and 39% in Casares. The figures town by town, and what the coast is like out of season, are in the Costa del Sol in winter.
How I handle it
For a family, the order is the school first and the home second. I start from the school you have chosen or applied to, draw the radius its bus routes or a sensible drive allow, and search inside it. I drive the school run from any home that reaches the shortlist, at the school’s start time in term, and I check that the address can be registered on the padrón from completion, for the state-school route and the health card.
On a new development I look at what the plans give a family: the size of the garden, whether the pool is fenced and whether there is a separate one for children, where the car goes, and how long the building work next door will last. Tell me the school before you tell me the area, and book a call. Buying with me sets out how I work.
