Mijas Pueblo, Mijas Costa or La Cala: which part of Mijas

The parts of Mijas compared, as they stand in October 2026: the white village on the mountain, Mijas Costa below it, with the town of Las Lagunas and the big urbanisations, and the beach village of La Cala. What each district costs, how each part lives, the drive, the beaches and the new building, and the buyer each one suits.

This guide compares the three parts of Mijas as places to buy a home in October 2026. They are the white village on the mountain, Mijas Costa below it, and the beach village of La Cala in the middle of that coast. It sets out what each district costs on idealista’s September 2026 figures, how each part lives, the drive, the beaches and the new building, and the buyer each part tends to suit. The whole municipality, district by district, is on the Mijas page.

Mijas is a large place under one name. It had 95,104 residents on INE’s official count for 1 January 2025, the third-largest municipality in Málaga province after Málaga and Marbella, and its 148.8 km² hold 17 separate population centres in the Junta de Andalucía’s town file. A listing that says only “Mijas” has not told you which of them the home is in.

What each part costs

Idealista splits Mijas into eleven districts. In September 2026 the municipality as a whole asked €3,717 a square metre, and the spread between the beach and the inland countryside was more than half again.

District, September 2026 €/m² Which part
La Cala de Mijas €4,613 La Cala
Calaburra - Chaparral €4,567 Mijas Costa, the coast towards Fuengirola
Valtocado - La Alquería - La Atalaya €3,878 The villa hills below the village
Mijas, the municipal average €3,717
Sitio de Calahonda €3,706 Mijas Costa, the Marbella end
Mijas Pueblo €3,630 The village
Hipódromo - Cerrado del Águila €3,574 Mijas Costa, on the Fuengirola side
La Cala Golf - Lagar Martell €3,505 The golf valley behind La Cala
Riviera del Sol €3,481 Mijas Costa, on the coast road
Las Lagunas €3,307 Mijas Costa, the town beside Fuengirola
Mijas Golf €3,143 The inland golf courses
Campo de Mijas €2,975 Inland and rural

On a 100 m² home those figures come to about €461,300 in La Cala, €370,600 at Calahonda, €363,000 in the pueblo and €330,700 in Las Lagunas. La Cala asks about 27% more than the village, and Las Lagunas about a quarter less than Fuengirola’s average of €4,452 that month. These are asking prices, what sellers advertise, and the village and the coast are not the same kind of home, so read them as the scale of the difference rather than a price for any one property.

Mijas Pueblo: the village on the mountain

The pueblo is the village that gave the municipality its name, about 400 metres up the side of the Sierra de Mijas, with the coast spread out below it. Spain’s official tourism portal describes its white streets of Moorish layout and the bullring with its square outer wall. It names the sixteenth-century church of La Concepción, the seventeenth-century shrine of the Virgen de la Peña, the gardens on the old walls with their view over the coast, and the donkey taxis that carry visitors round the centre.

It has its own health centre, and the old streets are compact enough to walk. The beach, the big shops on the coast and the station in Fuengirola all start with a drive down the mountain road. Visitors come up for the view and the donkey taxis, and they are part of the life of the centre.

None of the 57 developments on the new developments in Mijas list is in the village itself. The nearest, by the developers’ figures, are 7 to 9 minutes below it by car, at Buenavista, Olimpo and El Lagarejo, and one in Las Lagunas. Those at Buenavista and Olimpo, on the slopes with the view, start at €590,000 and run to €1,750,000, and give Málaga airport as 16 to 23 minutes away. With nothing new on file in the village, a home there means a resale. The villa hills of Valtocado, La Alquería and La Atalaya, between the village and the coast, ask €3,878. If the view is the reason you are buying, sea views and what they add covers how to check one.

Mijas Costa: the town and the urbanisations

Mijas Costa is everything between the village and the sea, and it has two halves.

The town. Las Lagunas runs straight into Fuengirola. It is where most of the municipality lives, and more new building is going on there than in any other district. At €3,307 it is one of the cheapest districts in Mijas, and Fuengirola’s station is 4 to 7 minutes away by car. Thirteen new developments are on file there, from €213,000 to €458,000. Next to it, El Hipódromo, around the racecourse, has eight from €320,000. The developers give Málaga airport as 18 to 30 minutes from Las Lagunas.

The coast. West of Fuengirola the coast is a run of urbanisations laid out along the A-7, with golf behind them. El Chaparral and Calaburra come first, towards Fuengirola, then La Cala, then Calahonda and Riviera del Sol at the Marbella end. The prices run from €3,481 at Riviera del Sol to €4,567 at Calaburra-Chaparral. On the 2026 Blue Flag list, Mijas has five beaches: El Chaparral, two at Calahonda, and La Cala and El Bombo at La Cala.

The urbanisations are communities in their own right, with shared pools, gardens and roads, and the community fee and the state of the shared parts matter as much as the home. Community fees in Spain covers what to ask for. At Riviera del Sol, Coral Mijas is one of the new developments on this stretch. It is 99 two-bedroom apartments under construction from €345,000, for handover in the second half of 2027, with Miraflores golf club four minutes away by car and Doña Lola beach six. Few of the new developments on this coast are a walk from the sand. Most give the beach as a short drive.

The golf valleys behind the coast, La Cala Golf and Mijas Golf, ask €3,505 and €3,143. Golf homes in Mijas takes the courses one by one.

La Cala: the beach village in the middle

La Cala de Mijas began as a fishing village and is now the centre of Mijas’s twelve kilometres of beaches, as the tourism portal puts it, with its own promenade. At €4,613 it is the dearest district in the municipality.

The new building is around the village rather than in it. The 13 new developments on the La Cala page, from €302,000 to €2,795,000, sit on the slopes and in the golf valley behind it. Those that give a beach distance put it 5 to 18 minutes away by car. Málaga airport is 25 to 45 minutes from them on the developers’ figures, and Fuengirola station 14 to 19. For a home on the village streets, within a walk of the sand, you are looking at the resale market.

Getting about

Mijas has no railway station. The C-1 train stops in Fuengirola, which is close to Las Lagunas and a drive from everywhere else. The consortium’s M-220 bus runs along the coast road between Las Lagunas, Fuengirola and Marbella, stopping at El Chaparral and La Cala about every half hour. Mijas town hall has asked for stops at Las Lagunas, La Cala, Riviera and Calahonda on any future coastal line, which is still only being studied. For a purchase made now, plan on the car everywhere except the Fuengirola edge.

Schools, health and the everyday

Mijas has a younger population than its neighbours. In the statistics institute’s figures for 2025, the average age is 41.5, against 46.3 in Fuengirola and 42.9 in Benalmádena, and 21.7% of residents are under 20. It has grown by 20.4% in ten years, from 2014 to 2024. The British are the largest foreign group, about a quarter of its 30,618 foreign residents.

The international schools guide lists St Anthony’s College, an English-curriculum school on the Coín road in Mijas Costa, with the Swedish and Finnish schools in Fuengirola close to Las Lagunas. Las Lagunas, La Cala and the pueblo each have a health centre. Mijas has no hospital, and all three refer to the Hospital Costa del Sol in Marbella, as hospitals on the Costa del Sol sets out, with the CARE Mijas specialist centre for outpatient appointments.

Who each part suits

None of the three is the right answer for everyone. Each suits a different buyer.

Mijas Pueblo suits a buyer who wants a white village with a centre on foot and the coast as a view rather than a doorstep, and who is happy to drive down for the beach and the big shops. It suits a buyer looking for a resale home with character, at a price a little under the Mijas average.

Mijas Costa suits two kinds of buyer. Las Lagunas suits one who wants a town that works all year, Fuengirola’s station and shops within a few minutes, and new homes from €213,000. The urbanisations suit one who wants a pool, a garden and golf close by, a short drive from the beach, with a large choice of new homes from Calahonda to El Chaparral.

La Cala suits a buyer who wants the beach village, with the promenade and the sea within a walk, and accepts the highest price in Mijas for it, or a new home on the slopes behind it. Fuengirola is next door to the east, and Fuengirola or Benalmádena compares the two train towns beyond it.

How I handle it

When a buyer tells me they are looking in Mijas, my first question is which part. I ask how you will spend an ordinary week: whether you want to walk to a bar, the beach or a station, how often you will fly, and whether you mind a mountain road for the shopping. The answer usually points to one of the three before we look at any homes.

Then I look at the homes inside that part. In an urbanisation I ask for the community accounts and the minutes of the last meetings. On a new development I read the developer’s price list and the payment stages, and check the walk or the drive to the beach myself rather than taking the brochure’s word. If Mijas is on your list, book a call and we can work out which part fits. Buying with me sets out how I work.
