The rate above is well over that. Pulpí’s average covers a large inland municipality of village and farmland housing, so the gap describes two different markets rather than a premium on this scheme.

This one is being sold off plan. A reservation of €10,000 plus VAT secures the home, with 20% plus VAT due at the private contract, a further 10% plus VAT during construction, and the remaining 70% plus VAT at the notary on completion. Because this is the first sale of a new home, new-build tax applies rather than the tax due on a resale.
On a scheme still at this stage, that means checking the paperwork behind the building licence and the bank guarantee on your stage payments before any money moves, then tracking progress on site as the building goes up.
